Description

"Ideal for entertainment this modern family home offers excellent reception spaces and a wonderful self contained annex leisure building

Description

Set behind a discreet gated frontage, Stanmore sits on a substantial plot of just under an acre in one of the area s most well regarded hamlets.

The entrance hallway gives access to the principal reception areas and the guest cloakroom.

A significant open plan and L shaped family room with various seating options wraps around into a dedicated study space. The modern, custom built kitchen has plenty of storage and some integrated Miele appliances. This leads into a dedicated utility boot room. Bi fold doors open onto the terrace.

Upstairs, on the first floor there are four bedrooms and two bathrooms. The main suite features a dressing area and en suite shower room and enjoys lovely views over the garden. The three other bedrooms share a modern family bathroom.

Outside, to the side of the house is the substantial leisure building which offers various configurations currently with a cinema room, games room, gym, home office, shower room and double bedroom upstairs. The gym has been fitted and previously used as a kitchen. The original planning also allowed for an indoor pool so this could be created if required.

The house has plenty of parking in front of either the leisure building which has its own gated entrance too or the triple bay cart lodge. There is an electric car charging point.

The gardens extend to 0.87 acres and offer much interest with various mature trees and shrubs set around the lawn, part of which has been planted as a wildflower meadow. Across the back of the house and facing south, is an extensive terrace and a modern pergola structure with a retractable roof.

Planning permission was granted in 2014 for a single storey and first floor side and rear extension under East Herts planning reference 3 13 1895 FP. Building foundations have been laid and this permission to increase the floorspace remains in place.
