Description

"An impressive country house, privately situated on the edge of a
picturesque Cotswold village.

Description

Grange Farm is an extremely fine Cotswold stone built house, tucked away on the edge of this much sought after village with delightful views across its own land. The property has been immaculately maintained and combines high quality work by local craftsmen with stylish and luxurious finishes throughout.

The principal rooms are approached off the reception hall with its limestone floor and turned oak staircase. Glazed panel doors lead into the drawing room and dining room, both of which have dressed Farmington stone fireplaces. Approached from the drawing room and dining room is the garden room, with limestone floor, solid oak window frames and folding glazed doors leading onto a garden terrace. Forming the heart of the house is an exceptional kitchen which incorporates eating and sitting areas. The working area is fitted with a comprehensive range of Miele appliances including ovens, induction hob, microwave, teppanyaki combi grill, wok, steam oven, warming drawers and a dishwasher. There is also a large central island and two fridges. A stone fireplace with adjacent oak cupboards is the focus of the sitting area which also has direct access into the garden. At the other end is the fully fitted utility room and walk in larder. Throughout the room there is a limestone floor and a very clever use of lighting. Off the reception hall is the cloakroom and an elegant oak staircase which rises to the first floor. Here there are three bedrooms, with a luxurious triple aspect principal bedroom suite including a well appointed dressing room and two en suite bathrooms. There are two further excellent bedroom suites on the first floor. The second floor is arranged to provide two more bedrooms, each having their own contrasting shower room. In addition, there is a further room which could be used as an occasional sixth bedroom or storage. All the bedrooms are dual or triple aspect with lovely views over the gardens.

Outside there is a superb, recently constructed detached complex housing a heated swimming pool, sauna, shower room and games room gym. Floor to ceiling sliding doors open to the terrace and gardens, allowing the breeze in on hot summer days.

The gardens and grounds complement the house and help create an attractive and private setting. The gated entrance and sweeping gravel driveway provides ample parking close to the house and continues round to the stable block, where there is further garaging for a large number of cars and machinery. Close to the entrance gate is a separate
oak framed garage. Adjacent to the kitchen is a wide paved terrace which extends around the house to the front of the garden room. Beyond are the railed paddocks which are protected by a belt of woodland, including ancient oak trees and wild flowers, providing a magical experience for the whole family.

In total the property extends to approximately 9.5 acres.
