Description

"Nestled in over half an acre of private gardens, this exquisite barn conversion perfectly blends rustic charm with modern elegance. Boasting five spacious double bedrooms, three bathrooms, two reception rooms, a show stopping kitchen with separate utility room and dining room with exposed timber frames, this home is designed for family living and effortless entertaining.

The expansive patio, complete with a stylish pergola, provides the perfect outdoor dining space, with a substantial detached two storey double garage. The garage has scope to convert to an annex if desired with planning already obtained via a certificate of lawful use or development ref 213531.

With a wealth of original character features throughout, this home offers countryside living at its finest just minutes from local amenities.

Originally a working barn, this beautifully converted character home has been thoughtfully designed by the current owners to offer spacious and flexible accommodation extending to nearly 2,700 sq. ft. Rich in charm and original features, including exposed beams, an impressive inglenook fireplace, and fitted white shutters throughout, the property combines period character with modern family living.

The large entrance hall sets the tone, leading to a generously proportioned drawing room with a wood burning stove nestled in the original fireplace an inviting space for relaxing or entertaining. The stunning kitchen includes an extensive range of fitted cupboards, luxurious quartz heat proof surface, a six seater breakfast bar, and an oil fired Aga, complemented by a modern seating area. Immediately off the kitchen is a fully fitted utility room. Adjacent to the kitchen, the dining room enjoys direct access to the terrace, perfect for indoor outdoor dining.

Upstairs, there are five double bedrooms. The main bedroom benefits from an en suite shower room and built in wardrobes. A second en suite bedroom is accessed via a charming spiral staircase from the dining room, offering privacy for guests or older children. Three further well sized bedrooms share the use of a family bathroom.

Garden and Outside
There is a wonderful south facing patio terrace that provides great space for entertaining and opens onto the landscaped lawn and gardens with a good number of mature trees providing great structure. The second section of the garden that lies behind the double garage is all lawn and adjoins neighbouring farmland, and the old castle site. Historical St. Bartholomew s church is visible from the garden. The gravelled driveway leads from the lane to a parking and turning area next to the house.

Beautiful country walking routes are abundant in the neighbouring countryside and common area.

Richards Castle is a popular village to the south of the market town of Ludlow that is noted for its access to the beautiful surrounding countryside and active community. Castle Barn sits in an elevated position above the heart of the village, near to the old church and has gardens that are partly formed by the historic motte and bailey, site of the original castle, believed to date back to 1050.

There is great access to wonderful countryside and many fine walks. Nearby Hanway Common, sits at the top of the lane above the property and leads directly into Mortimer Forest, an area of over 10,000 acres, originally made up of ancient royal chases and deer parks, but now largely planted by the Forestry Commission in the 1920s. The nearby village of Orleton has a post office, primary school and two pubs.
