"A detached environmentally friendly dwelling which has been designed by the owner who has built similar properties in Powys. Constructed in the style of a Welsh longhouse and utilising thermal efficiency to provide a warm and comfortable home with minimal low cost heating requirements. Located in the small rural hamlet of Cefn Gorwydd which is 2 miles from the village of Llangammarch Wells having a village shop post office and approx 2 miles from the town of Llanwrtyd Wells which claims to be the smallest town in Britain. The town is on the A483 between Llandovery and Builth Wells and is located near the pass between the Tywi and Irfon Valleys. Llanwrtyd Wells is the site of both the World Bog Snorkelling Championship and the annual Man v Horse Marathon. The market towns of Builth Wells and Llandovery are some 8 & 12 miles distance from Llangammarch with primary & secondary schools, leisure centre and a wide selection of shops, cafes & public houses. The historical Cathedral town of Brecon and the popular tourist market town of Rhayader is approx. 20 miles distant with its famous Elan Valley Dams & Reservoirs.

Built around 2020 of twin walled timber frame with concrete block external walls covered in harled rough cast through coloured render with concrete interlocking roof tiles. The whole sitting on a concrete beam and block floor supported by concrete foundations. Although essentially a standard house construction, it differs in that the twin walls form a 500mm wide cavity full filled with Warmcell insulation. This level of insulation keeps the house interior cool in summer and warm in winter.
The interior finishes are simple, rustic and un finessed, this is intended.

There is no central heating system. Top up space heating winter spring time is provided by 3 x 300watt thermostatically controlled heaters on the ground floor and 1 upstairs on the landing which has proved to be unnecessary . In the front room there is a small Esse wood stove connected to an insulated Anki chimney.

The buildings thick insulated envelope u values of .09W m2K together with the heat generated by appliances and bodies keeps the internal temperature at around a comfortable 20 degrees centigrade. Water heating is via an electric immersion heater and the shower is thermostatically controlled.

Solar panels were installed in January 2024. The system is currently being monitored by the owner occupiers before they decide whether to install battery storage. The system is ready for battery installation.
