"This striking five bedroom house lies on the outskirts of Battle, East Sussex, surrounded by the rolling hills and ancient woodlands of the High Weald National Landscape. Designed and completed in 2020, Gate Farm Barn comprises three orthogonal volumes that extend over 2,700 sq ft in total, each finished to a meticulous standard. Generous glazing makes for wonderful connections with terraces, lawns and vegetable gardens outside, and a stainless steel swimming pool is positioned to take in sweeping views of the countryside. The house is within walking distance of Battle s bustling centre and train station, which runs services to London Bridge and Charing Cross.



The Tour



A gravelled driveway lined with mature oak, cedar and maple trees leads to the house. The front door sits under a covered porch in the largest, larch clad wing of the house. With natural grey tones, the weathered wood is in harmony with a green backdrop of woods and fields. A purple flowering wisteria creeps up one wall of the house.



The front door opens to a large entrance hall, with natural light flooding the space as it filters through a double height window over the stairs. A pair of glazed doors connect the hall with the kitchen, which occupies the house s central volume.



The kitchen is composed of white cabinetry with granite countertops and a matching central island. Integrated appliances include an Everhot electric three oven cooker with two hot plates, a dishwasher, a full height refrigerator and a separate freezer. A stainless steel sink is fitted with Quooker boiling water tap. On one side of the kitchen, large sliding doors open to a central terrace paved with grey sandstone. On the other, doors slide to reveal a herb and vegetable garden with two mature olive trees.



A triple aspect living room is also accessed from the hallway. It has an bioethanol fire and sliding doors that open to a garden terrace and frame leafy views of the garden. An office, WC, laundry room and a boot room also all branch off from the entrance hall.



An oak staircase rises from the entrance hall to the first floor landing, which is flanked by two bedroom suites. On one side is the tranquil principal bedroom with soaring ceilings, views over the garden and a bank of built in wardrobes. It has an en suite with a Velux window, a freestanding bath, a separate shower and a sink fitted into a contemporary oak stand.



A second spacious bedroom is on the other side of the plan; it also has an en suite, with a walk in shower.



Further accommodation is on the ground floor. A corridor with windows facing the central courtyard connects three double bedrooms and a bright shared bathroom with a panelled bath, walk in shower, and a twin washbasin.



The house is also fitted with an Mechanical Ventilation Heat Recovery MVHR system.



Outdoor Space



The house is embraced by its expansive gardens made up of lawns, beds and mature trees. Bound on three sides by the volumes of the house is a central terrace garden taking a courtyard like arrangement. The terrace is open on one side to the pastures and woodlands beyond, framing panoramic views of the surrounding Wealden landscape. Flagstones and larch decking run underfoot, lending the space to outdoor dining or comfy outdoor furniture.



Surrounded by larch decking is a stainless steel clad pool with an endless swimming jet. Beyond the pool, lawns are bordered with fragrant lavender, and the garden is enclosed with a post and rail fence. On the other side of the house is a south facing vegetable garden that connects directly to the kitchen. There are also several fruit trees on the lower level of the garden.



There is also a cycle store and a plant room. To the front and side of the house, a gravelled yard provides off road parking as well as an EV charging point.



The Area



Battle s town centre is a 20 minute walk, or five minute cycle, from Gate Farm Barn. There are numerous restaurants, pubs, and caf s, including Rustico Neapolitan for pizza and Italian street food. The Bull Inn is a characterful pub serving food and local ales in a 17th century coach house. Burton s Restaurant and Tearoom is the perfect spot for a breakfast or quick lunch break.



Founded by William the Conqueror, Battle Abbey is the site of the 1066 Battle of Hastings; its ruins and panoramic views can be visited to this day. There are many walks in the area, including Battle Walk, a circular walk along Battle Great Wood, Battle Abbey and the Battlefield. 1,066 Country is a 31 mile trail that follows William the Conqueror s steps from Pevensey to Rye.



Hastings is a short 20 minute drive from the house. Perennially popular with creative communities, the old town is home to some legendary antique traders and independent retailers, including AG Hendy and Co, Warp and Weft, Hawk & Dove, Vintage Bird, Robert s Rummage and Hastings Antiques Warehouse. Art galleries are likewise abundant; the most significant is perhaps Hastings Contemporary formerly the Jerwood Gallery designed by HAT Projects, though there are many others of note, including The Rebel Gallery, Lucy Bell Fine Art and The Memorial Gallery.



Battle and Langton Church of England is the local primary school, while Claverham Community College offers secondary education. Ark Little Ridge Primary Academy in St Leonards on Sea is also excellent and just 15 minutes away by car, with plenty more options for state and private, primary and secondary schools available in Hastings.



Rail links to London run from Battle station to London Bridge and London Charing Cross in approximately one house and 15 minutes, and one hour and 30 minutes respectively. There are excellent road communications to most seaside destinations via the A21, which continues to north toward the M25, offering connections to the rest of the country.
