THE PROPERTY
A beautifully presented timber framed period cottage, believed to date back to the 16th century, presenting colour washed elevations under a Norfolk Reed thatched roof. This delightful cottage has been much improved and sympathetically modernised over recent years retaining much of its period detail and now offers charming and well appointed accommodation arranged over two floors. The reception hall leads into a triple aspect sitting room featuring a red brick fireplace with bressummer beam housing a multi fuel stove, which was installed in 2021. The kitchen dining room, which also has a triple aspect, providing plenty of light, is fitted with a range of solid wood base units, work surfaces, double oven with extractor over and plumbing for an automatic appliance. There is also a large double pantry cupboard and a dining area featuring a fireplace housing a wood burning stove. The semi vaulted ground floor bathroom features a roll top bath, an inset wash basin with cupboard under and high level wc. There are part panelled walls and a window to the side aspect. On the first floor the landing leads into three bedrooms with the main bedroom having a large walk in wardrobe cupboard, an ornamental fireplace and a window to the side aspect. There is also a family shower room featuring a shower cubicle, pedestal wash basin, low level wc and a window to the side aspect.
OUTSIDE
To the front is an attractive enclosed area of garden planted with many varieties of shrubs and plants with pedestrian gate access. The rear gardens are predominantly block paved for easy maintenance and have a central ornamental pond and a further garden area concealing the oil storage tank and bin storage. There are a range of outbuildings, one of which has been converted to accommodate a utility room, fitted with a work bench and shelving. There is an adjoining log store and a further recently converted outbuilding to accommodate an insulated studio, which has fitted work benches, concealed sliding doors, Velux windows and would make an ideal garden office or could be used for a number of purposes. Double gates lead to the side of the property and the driveway, which leads to a single garage, adjoining a neighbour s garage.
