The land has road frontage on to Ball Lane and is easily accessible from Honiton, Sidmouth or Seaton, being only a short distance off the main Seaton Road that crosses Honiton Common.

Lot Two A pretty piece of bluebell woodland, known as Rex Plot Coppice, frontage and access off Ball Lane. The woodland mainly comprises of mixed broadleaved trees, some substantial mature trees and a small section of conifers. Towards the northeastern corner in an area of wet woodland that forms a small pond in winter. In season much of the woodland is a carpet of Bluebells. In all about 2.40 acres.

At the Hare & Hounds Inn Putts Corner turn left onto Seaton Road, continue just over 2 miles then turn left at Roncombe Gate signposted Southleigh. At the next crossroads turn left into Ball Lane, signposted Farway. The land will be on the right half way down Ball Hill, marked by our sale boards.
