Description

"This handsome two bedroom Victorian house lies in the Arlington Square Conservation Area in Islington. A set of bright living spaces define the interior, which has been carefully extended in recent years. Newer additions, including a British Standard kitchen and bespoke shutters, cleverly respond to the original bones of the house. At the rear is a leafy garden, where a curved bench provides a spot to soak up the sun during the summer months.

The Tour

The house sits within a beautifully preserved Victorian terrace. It is set back from the pavement behind a wrought iron fence, with chequerboard tiles that lead to its front door. This opens to an airy hallway laid with oak floorboards.

Creatively reconfigured in recent years, the living and dining spaces have been opened out to create a easy sense of flow from one space to the other. A timber framed sash window punctuates the front of the plan while framing glimpses of the cherry tree opposite. Shaker style cabinetry sits in the alcove to one side, with open shelving in the other. A grand stone fireplace sits in the centre and establishes a natural focal point. A dedicated dining room lies in the middle for ease of access to the kitchen.

Impeccably designed by British Standard, the kitchen lies at the rear and has generous storage including a pantry cupboard and counter space. The kitchen island in the centre also doubles as an additional seating area with a sink and taps by Perrin and Rowe. A tall Crittall style window and generous skylight illuminate the room, as does the conservatory, which sits adjacent.

There are two double bedrooms on the first floor and a bathroom that lies at mid level. The main bedroom sits at the front, with two sash windows looking over the street beyond. There is an excellent provision of storage in this room, in the form of built in cabinetry, which spans the length of the wall.

The second bedroom lies next door and has views across the garden. A roll top bath sits under the sash window in the bathroom, which has a separate walk in shower and double sink vanity by Burlington.

Outdoor Space

A sweeping, thoughtfully planted border with a curved bench bursts with evergreen bushes and shrubs, thoughtfully planted to ensure the garden is awash with greenery throughout the year. Neatly enclosed with a white washed stock brick wall and contrasting dark grey fencing, the garden is laid with large flagstones that establish an easy place to enjoy the outdoors.

The Area

Baring Street is a peaceful residential street which runs alongside the Regent s Canal. Despite its quiet position, the house is within easy reach of the shops, bars and restaurants of Upper Street, Shoreditch, Hoxton and Clerkenwell.

Close by are the likes of Pophams Bakery, The Duke of Cambridge, Toconoco and Towpath. Neighbourhood favourite, The Baring, sits mere steps away and serves delicious seasonal food. De Beauvoir town is only ten minutes on foot and is home to the popular De Beauvoir deli. Sourdough Sophia serves excellent bread and is approximately a twelve minute walk on Essex Road, while Quince Bakery is only a few minutes away.

For green space, the broad expanses of Shoreditch Park lie less than 5 minutes walk away, while London Fields and Broadway market with its excellent Saturday food market can be accessed via a delightful canal side walk in the warmer months. Rosemary Gardens sits around the corner.

Old Street runs Northern line services and is a 15 minute walk, or five minute cycle, from the house. Angel, Essex Road and Highbury and Islington stations are also near. There are plenty of bus routes in the area that provide access to the City and the West End.
