Description

"DESCRIPTION Inholms is a substantial family home situated along a rural lane between the villages of Greatham and Hawkley. Surrounded by farmland, the property has a delightful rural feel, yet has the practicality of easy access to the A3. Approached via Snailing Lane, a five bar gate opens onto a gravelled driveway with parking for several vehicles as well as access to the main property and associated detached double garage.
An entrance porch provides useful storage for shoes and coats before a further door opens in the main hallway. A staircase leads up to the first floor, and there is a cloaks cupboard plus a downstairs WC. There are doors to all the main reception rooms and at the far end of the hallway is a plant room.
The light and bright kitchen breakfast room is of a good size and has doors to the sitting room and also out to the garden. There is plenty of space for a dining table and chairs and the kitchen area is well equipped with fitted cupboards and drawers, electric oven and hob, and a dishwasher. A separate utility room is off the kitchen and between the two is the capability for a larder. The utility room has an additional sink, plumbing for a washing machine and tumble dryer, and a door to the rear of the property.
The sitting room has a wood burning stove and is double aspect with doors out to the garden. Towards the opposite end of the property, there are three additional reception rooms. These are currently used as two studies and a family room, however there is scope to change the use should there be a requirement for co living, such as for an au pair or elderly relative.

The first floor landing has a light and bright feel, and is particularly spacious, with an area ideal for reading and enjoying the countryside views. The main bedroom suite comprises a bedroom, dressing room and an en suite bathroom with both bath and separate shower cubicle. The guest bedroom also has an en suite bathroom. The remaining three bedrooms are all doubles and have the use of the family bathroom.

OUTSIDE The grounds are a particular joy, with a selection of mature trees, including a particularly magnificent oak. There also various fruit trees including two quince. A public footpath leads around the side boundary and whilst not currently screened, this could be if desired.
Separate to the house there is a double garage with power, light and up and over doors. There is also a substantial workshop shed.

LOCATION Although a rural location, local amenities are nearby with Liss village within 2.5 miles providing day to day shopping, GP s and dentist. More extensive shopping can be found in Alton or Petersfield. For any commuter there is a choice of Alton, Petersfield or Liss stations offering various scheduled services to London Waterloo. The A3 provides great regional transport links to Petersfield, Guildford, Chichester and Portsmouth ferry services . There are well regarded state and private schools within the region, including Bohunt, Bedales, Ditcham Park and Churcher s College.

ADDITIONAL INFORMATION The property is a modern timber framed detached house. It is connected to mains electricity, water and drainage. There is double glazing and individual electric room heaters. The originally installed air source heat pump is currently not in operation, due to a fault in the installation of the under floor heating. The local authority is East Hants District Council and the council tax is band G. The EPC Rating is Band C. The property is within the South Downs National Park.
