Positioned on the ground floor of a striking Grade II listed Regency villa, forming part of one of Worcester s most architecturally admired crescents. Occupying a commanding elevated position with far reaching views, this substantial apartment offers over 1,300 square feet of well planned accommodation in a building noted by Historic England as comparing favourably with other developments of the period, such as Britannia Square. This elegant home includes two double bedrooms, a generous reception room, kitchen diner, cloakroom and shower room, along with a light filled conservatory opening directly onto the private garden. A section of the cellar provides storage and houses the gas boiler. Outside, a carport provides covered parking for two vehicles. The property benefits from a rich architectural setting, high ceilings and period detailing. Located just a short walk from the city centre and convenient transport links, this is a rare opportunity to enjoy classic grandeur with everyday convenience.

Spacious ground floor apartment with two double bedrooms and conservatory.

Large reception room with twin French sash windows overlooking the gardens.

Beautifully maintained garden with mature planting and lawn.

Carport for two vehicles within a gravelled driveway.

Prime position in one of Worcester s most desirable crescents.

The reception room
This grand reception room is illuminated by two tall French sash windows offering access to the garden and stunning views. A central fireplace sits between two arched alcoves with built in shelving. The room s proportions make it ideal for entertaining or peaceful everyday living.

The kitchen
Spacious and filled with natural light, the kitchen features an arrangement of wall and base units with space for freestanding appliances. There is ample room for a dining table beside the fixed full height French sash window, while the adjacent window has been replaced with a glazed door opening into the conservatory, creating a pleasant connection with the garden and enhancing the sense of space.

The conservatory
Positioned to enjoy the sun and views of the garden, the conservatory is a wonderful spot for relaxing throughout the seasons. Constructed with timber frames and full height glazing, it opens directly onto a paved area in the garden and connects beautifully with the kitchen, making it an everyday living space. There is also access to the driveway and carport from this room.

The hallway
The private hallway is wide and inviting, forming the central axis of the apartment. Arched features and generous proportions reflect the building s era. Each room leads off the hallway, including both bedrooms, the lounge, kitchen, shower room and cloakroom.

The primary bedroom
A generous double bedroom with a large French sash window and original working shutters, frames views of the garden. High ceilings and decorative cornicing add a sense of grandeur. This is an ideal principal bedroom with space for a full suite of bedroom furniture.

It sits conveniently near the kitchen and is complemented by its own WC in an adjoining room. The cloakroom, located off the hallway near the bedrooms, is fitted with a WC and wash basin, with natural light from an obscure glazed window. A practical convenience that complements the shower room.

The communal hallway
Entry is via a grand shared hallway accessed through the front of the building. Original impressive Minton tiled flooring, high ceilings and a decorative central column set the tone for the Regency character of the property. A private front door leads into the apartment s own hallway, with all rooms accessible from here.

The gardens
A small private garden runs along the length of the property and leads directly to the conservatory, providing a pleasant green outlook and a sense of separation. Beyond this, a beautifully maintained communal lawned garden offers a larger space to enjoy, surrounded by mature shrubs, trees and well established planting that provide colour and interest throughout the seasons.

The driveway and parking
The apartment benefits from a driveway shared with only one other apartment, with access to the carport providing covered parking for two vehicles. The driveway is gravelled and accessed from the front of the building, offering convenience and a sense of arrival.

Lansdowne Crescent is one of Worcester s most admired addresses, a sweeping Regency terrace located just north of the city centre. This sought after residential area offers an elegant streetscape, leafy surroundings and excellent proximity to amenities.
The crescent lies within easy walking distance of Worcester Foregate Street station, ideal for commuters with regular services to Birmingham and London. The historic city centre is also close by, offering a diverse mix of independent shops, caf s, restaurants and leisure facilities. The property benefits from gas central heating, mains electricity, water and drainage.

Agent Note
We are advised that the property is held on a share of freehold basis via a management company, with ownership shared equally between five flats within the building. Each flat has its own lease, outlining the responsibilities of the lessees, but importantly, the service charges are collectively agreed by the lessees, as they are also the freeholders £220 per month . Prospective purchasers are advised to have this information verified by their solicitor.
