Description

"Set in circa five acres, a unique property comprising a detached bungalow with annex, plot of circa five acres and a recreation field with pavilion, used for many years as a village cricket club.
Comment from Robert Reed of Gascoigne Halman
I have enjoyed a wonderful career in Cheshire marketing and selling unique property, but just when I thought I had seen it all, I encountered this amazing one off buying opportunity, known as the Croft.
If ever there was an example of a property offering more than the initial drive by appearance might suggest, this is the one! The great surprise with this house is what lies behind the principal residence, with the overall site extending to circa five acres and incorporating formal gardens to the residence, a fully enclosed paddock and recreation field. Such a combination in a village centre is extremely rare. The latter is presently let out to a Cricket Club, with just eighteen months remaining on the lease and this does provide an income to the owners of The Croft with details upon request via the selling agents.

The recreation field has a large single storey pavilion building, practice nets and a pristine pitch which has been used in its present format for many years standing. In the future, when the lease has expired, the owners of the Croft may choose to restore the land for private purposes to compliment the main dwelling. Other potential uses include a football pitch or similar. The pavilion has great future potential with utilities including three toilets and two shower rooms.

The bungalow itself was constructed in the late 1980 s and is now a three double bedroom home one of which is presently used as a dining room with large kitchen diner and elegant living room. In addition, the former garage was converted into an annex and is presently used as a popular holiday let, providing welcome additional income and also offering obvious scope for multi generational living if required.

So, this property can truly said to be an ALL ROUNDER which will BOWL you OVER and will not leave you in any way on a sticky WICKET. HOWZAT for a description?!

For a personal description of the property or to arrange a viewing, please contact myself or the Gascoigne Halman Tarporley office.
