Description

"Impressive Grade II listed Early 18th Century House with extensive outbuildings and paddocks.

Description

Situated on the village edge to the west of the Church and separated from it by a former farm buildings now the leisure suite and garaging and a wide entrance drive, Witcham Hall is set back behind a high brick wall with decorative cast and wrought iron gates between red gate brick gate pillars. This stunning period house has an impressive fa ade with twin angled bays; a central wide arched entrance door with an arched and moulded architrave and three dormer windows, each with a triangular gabled head, which are pleasingly symmetrical. Witcham Hall, its wall and gates and the thatched barn are each Grade II listed as being of historical and architectural interest. The house, thought to date from c 1700, provides spacious and versatile accommodation over three floors and has been the subject of considerable improvements during the vendor s tenure, resulting in a highly desirable family home, upgraded and altered where possible, to suit modern living requirements.

Of predominantly rendered red and gault brick elevations and stone plinth 2004 beneath a tiled roof, the front fa ade was remodelled in the Gothic style approx. 1840 . This crenelation was removed in 2003 2004 and the roof, gables and dormers reworked.

The accommodation flows from the reception hall with its impressive staircase, the more formal receptions rooms to each side with their deep bay windows. To the left, the dining room is worthy of note given the hand painted fresco depicting the scene at the front of the house which was created by local artist Ursula Galloway. A cloakroom, laundry room and the wine cellar are all approached from the inner hall which then leads on to the Aga kitchen and its adjoining sitting room to one side with woodburner and garden access and the stunning vaulted breakfast room to the other. Beyond, to the rear, are the study, boot room and shower room beside a rear entrance which also provides access to an INDEPENDENT TWO BEDROOM ANNEXE.

On the first floor there are two large double bedrooms to the front over the principal reception rooms , one of which has an impressive ensuite dressing room and bathroom. From the rear landing are a family bathroom, cloakroom and two further double bedrooms one having an en suite bathroom with more bespoke painting and a dressing room or study beyond. The upper floor provides two further double bedrooms which are vaulted.

The front, mainly lawned south facing gardens incorporate a variety of mature trees including Horse Chestnut, Mulberry , Yew, Lime and an impressive Scots Pine. The side gardens north and west incorporate deep, well stocked herbaceous boarders. There is Yorkstone terracing to the rear of the house transported from Manchester cotton mills .

Beyond the annexe is a vaulted GAMES SNOOKER ROOM. The drive leads to a stable yard and large atcost type STABLE BARN housing a TACK ROOM AND FIVE STABLES which lead to an ALL WEATHER MENAGE together with three paddocks, and a FIELD SHELTER and the WORKSHOP STUDIO.

The listed THATCHED BARN this was formerly a grain store but the impressive vaulted internal space would potentially be great for parties or a wedding venue subject to the appropriate planning consents . The TENNIS COURT with tarmac surface is situated to the side of this barn and behind the church. There is also garaging with space for up to 4 vehicles.

This former agricultural storage shed was converted in 2006 2007 and provides incredibly spacious facilities including a reception hall, kitchen, TV room snug, vaulted reception room office space with minstrals gallery together with a sauna with shower and WC, bedroom or second office and gallery overlooking the vaulted reception room.

This has previously been used as offices but equally provides substantial additional accommodation. In all 6.733 acres
