Whetcombe House, built in 2008, offers a unique opportunity to acquire a substantial detached house of 4665 sqft. complemented by a two bedroom annexe ideal for extended family and Whetcombe Arch, a charming three bedroom character property within the grounds, complete with a balcony and scenic views. Set in approximately 6.95 acres of delightful gardens, woodland, and outbuildings, the estate also features a large lake, all once part of Whetcombe Quarry, historically linked to The Teign Valley Granite Company.

The main house boasts spacious accommodation, beginning with an impressive reception hall with wood flooring and a wood burning stove. The triple aspect living room features a fireplace with a fitted wood burner and double doors leading to a bright dining room with high ceilings, floor to ceiling windows, and double doors framing picturesque garden views. The kitchen breakfast room is well appointed with a range of units, granite work surfaces, a range style cooker, an island unit, and a fitted dresser, all enjoying outlooks over the gardens. A utility room offers a Belfast sink, tiled flooring, ample appliance space, additional storage, and a pantry. Further ground floor rooms include a cloakroom, a snug, and a study with a wood burner.

Upstairs, a superb galleried landing overlooks the gardens, woodland, and river. The first floor hosts four bedrooms, including two en suite, alongside a family bathroom. The principal bedroom is triple aspect, offering far reaching views.

The separate two bedroom first floor annexe, accessed via a stable door and external steps, provides excellent accommodation for extended family. It features a bright dual aspect living room kitchenette with a wood burner and a well appointed bathroom.

Approached from Teign Valley Road, the property is accessed via a small bridge and through the historic Whetcombe Arch, leading to the main house and its grounds.

Whetcombe Arch, once part of the working quarry, has been transformed into a charming and unique property offering first and second floor accommodation. Ideal for investment or rental income, this unique home is accessed via steps leading to the entrance. Inside, the living room kitchen opens onto a balcony with delightful views. The property includes three bedrooms, an en suite shower room, and a family bathroom.

The grounds extend to approximately 6.95 acres, comprising picturesque gardens and woodland that border the River Teign. There is ample off road parking, along with an open fronted triple carport workshop.

The gardens are primarily laid to lawn, with mature trees lining the riverbank. The woodland is beautifully stocked with seasonal daffodils and bluebells, adding to the property s natural charm. Additional outbuildings include a greenhouse, a tractor shed, and a chicken shed.

Situation

Situated on the outskirts of the picturesque village of Trusham, near the fringes of Haldon Forest, this location is surrounded by the rolling countryside of the Teign Valley. Trusham has a strong sense of community, featuring a village hall, a church, and the popular Cridford Inn.

For families, primary education is available in the nearby villages of Christow and Hennock, as well as Chudleigh, while secondary schooling is provided at the well regarded Teign School in Kingsteignton. Outdoor enthusiasts will appreciate the nearby Haldon Forest trails, which offer excellent walking and cycling opportunities.

Trusham benefits from fast access to the A38, making commuting to Exeter or Plymouth convenient. The Cathedral City of Exeter, approximately 11 miles away, offers city hospitals, an excellent range of public and private schools, a renowned red brick university, and a mainline rail link to London Paddington.

Directions

From Exeter take the A38 towards Plymouth, take the Chudleigh Knighton, Kingsteignton and Teign Valley exit off the A38 and turn right at the end of the slip road, crossing back over the A38 and then take the right hand turn for Christow Teign Valley on the B3193. Proceed along this road, passing the turning to Trusham and after a short distance turn right signed Tinkley Koi Fish Farm where the entrance to the property can be found over the bridge on the left.
