Description

"A very special home combining comfortable modern country living in an historic property with flexible ancillary accommodation in a rural location with far reaching views.
Surrounded by open fields, the Grade II listed property is accessed by a private track bridleway.

Hall Place Farm is a fascinating Grade II listed property believed to date from 1475 with various later additions. The property has been sympathetically renovated and improved and now provides a truly atmospheric main house together with an exceptional range of ancillary buildings, providing guest accommodation and studios. The main house has a wealth of period features which include fine old beams, oak floors and wonderful open fireplaces. The comprehensive renovations have included heating, wiring, bathrooms and a fabulous contemporary kitchen breakfast room with an Everhot.

As you enter the house the scene is set by a spacious beamed reception hall which leads to the study, vaulted dining room with wood burning stove and kitchen breakfast room. The drawing room creates a very different and modern style with a tall vaulted ceiling, magnificent double height main window and open fireplace. Upstairs, all bedrooms are light and airy with vaulted ceilings and some original wattle and daub panels. The master bedroom is contemporary, with stunning south facing views. In addition to the main house there are two separate studios set across the courtyard as well as two delightful bedroom suites converted from the former granary.

There are two drives, one of which serves the courtyard and the second drive approached by wooden gates. A central gravelled path leads through a lawned front garden to the front door. The current owners have worked extensively on restoring the gardens, including creating a new patio adjacent to the house, set out around a feature fountain pond. To the side of the property is a large walled garden, currently landscaped, but which could provide space for a swimming pool or tennis court. There is also a restored functioning green house and two useful brick garden stores. Adjacent to the walled garden is an enclosed and productive orchard area. Adjoining the house on the south side, the large terrace leads through flower borders to a wide lawned garden and a sunken woodland dell . From the house and main lawns there are uninterrupted views over adjoining farmland.

The owner of Hall Place Farm in 2007 embarked on a significant renovation and updating of the house, in accordance with advice from the Borough Conservation Officer. Many of its historic features were exposed and new plumbing, wiring and heating were installed alongside structural work, insulation and roofing. A new attached barn style living room was built, all work being completed before the next current owners moved in in 2010.

The total area extends to about 2.25 acres.

Hall Place Farm occupies a convenient yet quiet position between Dunsfold and Cranleigh and with access to the A281. Cranleigh village has much to offer with a wide range of traditional shops, supermarkets, an M&S Simply Food store together with a great variety of boutique stores, restaurants, coffee shops and public houses. Local recreational amenities are plentiful with the local leisure centre with a swimming pool, Cranleigh cricket, and rugby clubs. The Cranleigh Arts Centre hosts regular films, theatre, bands, comedy, and children s shows. For the golfing enthusiast, there are numerous courses in the area including Cranleigh Golf & Country Club, polo at Hurtwood Park and racing at Goodwood. For walking, cycling, and riding enthusiasts, the Surrey Hills AONB are seventh heaven providing a network of public footpaths and bridleways amongst the rolling hills of the North Downs.

Hall Place Farm is situated well for secondary schools, notably Cranleigh School in addition to various infant & primary schools. A further excellent selection of schools are also nearby such as Longacre, St Hilary s, St. Catherine s, The Royal Grammar School, Guildford High School in Guildford, Charterhouse and Duke of Kent to name but a few. For more comprehensive shopping, restaurants, and theatres the County Town of Guildford is easily accessible also with its mainline station connecting with London Waterloo. Godalming and Horsham are also within easy reach. Access to the motorway networks is obtained via the A281 A3 putting central London and Heathrow within easy reach, with Gatwick just 40 minutes to the east.
