A delightful, detached cottage originally built in the late 1800s as the Coach House to Winterbourne Lodge, one of the grandest houses in St Leonards. The cottage is tucked away in a private position off Maze Hill in a Conservation Area and close to the glorious St Leonards Gardens which are designated as being Grade II on the English Heritage Register. The cottage is surrounded by its own secret garden, a green oasis full of plants and birds and yet only a few minutes walk from the sea and the heart of St Leonards.
A stable style door from the garden takes you into the kitchen which is quarry tiled with free standing hob and cooker under, many wall cupboards for storage, washing machine. Plenty of room for a large dining table. This leads through to the double aspect sitting room with an interesting stone fireplace and surround. The sitting room has lovely views to the garden.
Also on this floor is the shower room and loo. Walk in power shower, low level WC, hand basin.
Stairs to the first floor with shelving on the landing. The main bedroom has wardrobes, airing cupboard and an ensuite loo and hand basin. Double aspect windows which were formally simply spaces to throw the hay into for the horses when the cottage was a coach house. These windows now give an outlook over the garden.
The second bedroom is also a double bed sized room with lots of storage and views to the front of the house towards the Park.
In the garden is a very useful studio which is currently used as a therapy room. This could be a lovely studio for pottery, writing, art.
The garden is totally secluded and incredibly peaceful. The current informal garden design has a magical feel to it with lots of verdant planting, a small pond for wildlife and much activity from birds.
The cottage is set back from the road and is reached through the grounds of Winterbourne House. There is a right of way for unloading and loading for the cottage within the grounds. Parking is usually always available on Maze Hill.
In the neighbourhood
St Leonards is within an easy walk from the house as is Hastings Town and Hastings Old The beach is an 8 minute walk from the house. Maze Hill is unique in being a quiet residential road with little through traffic. Everything is close at hand from the independent shops, galleries and cinemas of St Leonards, the convenience of the shopping in the centre of the Town and the charm of Hastings Old Town.
St Leonards and Hastings continue to thrive as hubs for creative thinkers and the number of independent shops, galleries, restaurants and bars also grows. Within easy reach of the house are all the facilities that make living in this seaside town so attractive. On Norman Road there is an independent cinema, Kino, lauded restaurants including Galleria and St Clements as well as a growing number of interesting independently owned shops, wine suppliers and galleries. On nearby Kings Road is Bayte, now gaining recognition for its modern British style of serving fresh food with good provenance. Also on this road is Farmyard, The Royal and more casual eating and drinking opportunities.
In Hastings there s another array of great independent pubs and restaurants including The Crown, The Albion, Fagins.
The whole area is known for its inclusive and accommodating style and for many years now people from all parts of the creative industries have made this charming seaside town their home or second home.
Transport and Connections
St Leonards Warrior Square station is within a short walk from the cottage which connects to London Victoria, London Charing Cross, London Bridge and Waterloo East as well as, via a change at Ashford the high speed connection to Kings Cross St Pancras International. Brighton, Eastbourne, Gatwick Airport and Ashford International are all easy to access direct by train.
