Description

"In a wonderful, semi rural location, a handsome, Grade II Listed country house with origins believed to date back to the late seventeenth century, together with later additions. With marvellous exterior elevations of mellow red brick over a stone base under a tiled roof with painted timber modillion detailing, windows are large sashes and perfectly frame the views of the grounds. Spacious and character filled accommodation extending to approximately 4,900 square feet excluding cellar and outbuildings is laid out across three floors, retaining many period features. Ceilings are tall, some original oak framing and beams are exposed, a variety of fireplace styles and timber flooring to some reception areas including a fine herringbone oak floor in the drawing room. The principal reception rooms are elegant being both charmingly atmospheric and filled with natural light flooding through the large windows. The drawing room has a large bay window and plaster detailing to the ceiling, along with an ornately carved fire surround with marble insert and cast iron back, whilst the dining room has an inglenook with handsome oak bressummer and wood burning stove. The main casual, family living space has a sitting room with wood burning stove, leading through an open, oak framed arch to the kitchen breakfast area where there is wall and floor cabinetry and a central island with Corian and timber work surfaces along with appliances such as a four oven, gas Aga. A variety of domestic offices and a large utility room complete the ground floor. Arranged over the first floor are five good sized bedrooms with the largest of these being used as an additional sitting room at present. There are two bathrooms and an en suite shower room this level. A secondary staircase leads to the second floor where there are three further rooms, perfect for overflow bedrooms or studies, together with a fourth bathroom.

Outside

The gardens and grounds surround the house and are marvellous. Approached via a long drive which sweeps through park like grounds up to the house and a large parking and turning area, landscaping includes a series of small lakes and ponds which interconnect and were designed to resemble Monet s famous series of paintings depicting his lily ponds at his house in Giverney, to the extent that a similar bridge has been created. Elsewhere are gently sloping and level lawns, light woodland with majestic trees such as oak, ash and alder, York stone terracing, colourful herbaceous borders and a kitchen garden with greenhouse. The swimming pool has its own terracing, pool house and a line of pleached lime trees, whist the tennis court is bordered by cherry trees. There are various outbuildings and stores, which include a large, detached timber barn with ample space for secure vehicle storage and workshops.

Situation

In an ideal location for country living and commuter access, the popular and sought after town of Wadhurst is approximately 1.5 miles with its marvellous array of local stores, antique and interiors shops, cafes and restaurants, whilst Wadhurst station with its fast connections to the City of London and the West end is about 0.3 miles. A more comprehensive range of amenities can be found at the vibrant and thriving, Royal Spa town of Tunbridge Wells, just over 5 miles to the Pantiles. There is an excellent selection of state and private schools in the area including Uplands College, Wadhurst and Stonegate primaries schools, Mayfield School, Sacred Heart in Wadhurst as well as Holmewood House in Tunbridge Wells.
