"A superbly positioned thatched house, Listed Grade II, with fine gardens and stream bordered by paddock and copse, close to the local amenities of Axminster.

Haycroft comprises a typical stone and thatched country house, which is presented in excellent decorative order. The present owners have, over the years, kept the property well maintained and have recently rethatched, installed many new windows and carried out any necessary repointing. Haycroft has a date stone of 1785 but we believe it dates back to approximately 1630 and boasts many vernacular features expected in a property of its age including an inglenook fireplace, many exposed beams and flagstone floors. There have been a number of fossilised sea urchins, stone tools and roman finds and medieval pottery found at the property so for anyone interested in the past Haycroft and Membury have a lot to offer.

Endless character is found throughout the accommodation including a south facing sitting room with beamed ceiling, inglenook fireplace with Woodwarm wood burning stove, flagstone floor, a pretty window and stairs rising up to the first floor. A doorway leads into the dining room, also having a beamed ceiling and a further door into the well fitted kitchen with array of oak fronted wall and floor mounted cabinets with granite work surfaces. There is a fitted LPG Rangemaster with two gas ovens, four ring hob, plus electric warmer and griddle. A door leads from the kitchen out into an entrance hall with a secondary staircase up to the first floor, a shower room and a door leading out into the side entrance conservatory. A spacious utility room has a range of built in cupboards, plumbing for washing machines, oil fired boiler and could be divided to provide a study area if so wished. The main staircase from the sitting room, leads to the first floor landing with doors to a principal bedroom with two ranges of built in cupboards and a wash basin. An inner landing has built in cupboard with airing cupboard with hot water cylinder and doors leading into a family bathroom, which has been attractively fitted with a wc, shower, a free standing bath and a travertine bowl wash basin set upon a wash stand. There are two further bedrooms on this landing, one with a double aspect, built in cupboards and the other at present used as a study also having built in cupboards. There is great potential to create a self contained apartment, with bed sitting room with French doors leading out onto a terrace, a bathroom which has been recently refitted and provides shower, bidet and wash basin with cupboards below and a kitchen area, at present without plumbing which could easily be adapted to provide a small kitchenette for the apartment.

Traditional timber gates lead into Haycroft that provide a parking area a for a small car. There is a stone outbuilding providing good storage. The gardens are beautifully stocked and maintained and include a mixed border, a pathway leading past the barn to the lawned gardens with a variety of mature trees including copper beech, liquid amber, magnolia, acers, camellias, azaleas and rhododendrons. The gardens lead down to a summerhouse and a garden store and bordering a stream is a large pond fed by the stream. A kitchen garden is walled, has two aluminium greenhouses and is surrounded by further lawned gardens. The gardens sweep round to the north where there is a small arboretum, deep mixed beds and a path that leads down a terrace, which is protected and provides good entertaining space. The field of about 3.78 acres is gently sloping and lies to the north of the house. On the other side of the lane there is a particularly charming barn style double garage with lift. There is additional parking to the side and a gate leading down to a wooded area, which extends to a small stream. In all the gardens and grounds amount to approximately 5.17 acres 2.09 hectares .
