Description

"This quite superb, three four bedroom semi detached home sits on the fringe of the sought after village of Barton le Clay and has been thoughtfully extended to offer a wealth of versatile accommodation finished to a particularly high standard.

Approach to the home is via a shingled driveway which also has a shaped lawn to one corner. Once inside the property itself you re immediately greeted by a porch, beyond which glazed double doors open into the main entrance hall. This has a staircase to one side leading to the first floor accommodation as well as a useful storage cupboard. To the right is the principal reception room, the living room, which commands superb dimensions, in this case 13 5ft by 11 10ft making for flexible furniture placement. A whitewashed brick fireplace with tiled hearth creates a focal point to the room, whilst a large window glances across the front elevation. Moving beyond here is a family room which is even more impressive, this time extending to 17 9ft by 9 5ft and with an opening through to the kitchen diner. This has been fitted with a comprehensive range of contemporary sage green floor and wall mounted Shaker style units with wooden work surfaces over. Several integrated appliances have been cleverly woven into the design, whilst space has been afforded for a table and chairs, creating a real family sociable area. Two large skylights dot the ceiling, in addition to windows and French doors to the side and rear elevations, ensuring the room is flooded with an abundance of natural daylight. A separate utility room has further storage capacity as well as space for other free standing white goods. This area also incorporates a shower room to the far side which comprises of a shower enclosure, low level wc and pedestal wash hand basin. Back at the front of the home is a study fourth bedroom depending on individual requirements. It has been decorated in neutral tones and hues with a window to the front aspect.

Moving upstairs the first floor landing gives way to all the accommodation on this level, the master bedroom of which nestles to the front, whilst of the remaining two bedrooms, one sits alongside and the other occupies the rear. They all offer double dimensions and are serviced by a beautifully refitted shower room. This incorporates a double shower enclosure, low level wc and wash hand basin. A green statement wall is complemented by stylish veined tiling and the look is finished with an obscure window, illuminating the space further still.

Externally the rear garden is sizeable and has been thoughtfully designed and executed with a patio area as you step out, perfect for relaxing or entertaining. Beyond here the remainder of the garden has been laid principally to lawn and is flanked by shaped borders housing an array of established plants, shrubs and bushes. A secondary decked seating area sits to the far end, whilst the boundary is enclosed by timber fencing.

The village of Barton Le Clay is a civil parish in the central Bedfordshire district bordering Hertfordshire, situated on the A6 corridor between the major towns of Luton and Bedford, sitting at the foot of The Chiltern hills, which is an area of outstanding natural beauty. The village offers a variety of commercial facilities to include a local shop, bakers, a number of public houses, restaurants and a Co Op store. The area operates on a three tier academic system to include Ramsay Lower, Arnold Middle and Harlington Upper and Sixth Form College. There is also a local pick up point for the Bedford Harpur Trust schools. Leisure facilities include Barton playing fields, Barton Rovers FC and immediate access on to the Chilterns with a number of designated hiking routes. Mainline services for the commuter depart from the Harlington or Flitwick platforms, with a direct route into London St Pancras taking approximately 35 and 40 minutes respectively. The M1 motorway J12 is approximately a 20 minute drive from the village, whereas Luton Airport operates both domestic and international flights and is around a 25 minute drive.
