Description

"A rare opportunity to own a major wing of a fine Grade II listed property, full of character, with garaging and a private garden, set in beautiful gated grounds in a semi rural position

Description

Situated at the end of a long private driveway, West Manor is a substantial wing of Grade II listed Stonelands. Stonelands is believed to have been built as a medieval Hall House, although the hall no longer remains. It was significantly extended over time; in 1905, West Manor was added as a grand gabled extension with dressed Sussex sandstone elevations and stone mullioned windows. The property was subdivided in the late 1990s, and today West Manor offers approximately 5,531 sq ft of spacious yet comfortable accommodation arranged over three floors. West Manor is well presented and light, with generous proportions and high ceilings on the ground and first floors. There is oak flooring throughout, although much of the first and second floors are carpeted, and an impressive array of period features that sit comfortably beside modern touches including bespoke secondary glazing to all windows.

The superb reception room is of particular note it was built as a ballroom, with a sprung Japanese oak floor, and has been cleverly zoned to create three rooms in one space a dining room with heavy oak panelling and a beautifully carved original door, now a drinks cupboard; a comfortable sitting room with a huge fireplace set with a wood burning stove, and a morning room, with lighter panelling offering a tranquil space to sit and enjoy the early morning sun, with a door to the rear terrace and garden.

The kitchen breakfast room has a superb outlook over the front terrace and the rolling communal grounds. It is fitted with granite worktops and a large island, with a good range of cream painted wall hung and under counter units; there is a range cooker with bottled gas hob, space for a dishwasher and fridge freezer, and plenty of space for a farmhouse style table and dresser; a useful utility room provides a laundry and storage.

Lying off the entrance hall is a study, with fitted desk and shelving, giving space for two people to work. A cloakroom, a coats cupboard and an understairs cupboard complete the ground floor, and there is a door to the cellar, which in addition to wine storage offers workshop garden storage space.

On the first floor, the principal bedroom has westerly views over the grounds, a walk in wardrobe and an en suite bathroom with a hydrotherapy bath and separate shower cubicle. There are two further spacious bedrooms on this floor, one is en suite and one is currently used as games room with a snooker table included if required . A shower room completes the first floor.

On the second floor are three bedrooms, one with built in cupboards and a walk in storage space offering potential to add an en suite subject to obtaining the necessary consents , and a bathroom.

Outside
West Manor is set within a community of just eight properties, accessed via electronically operated gates over a long driveway, which leads up to the communal grounds and in turn to West Manor.

West Manor has five bar gates opening to its own private driveway.

The garaging is en bloc, a short distance from the house, and West Manor owns the two right hand bays which open to create a large double garage, suitable for cars or additional storage space.

West Manor s plot extends to about a third of an acre in all. There are stone flagged terraces to the front and rear of the house, benefitting from the morning and afternoon sun and ideal for relaxation and outdoor entertaining.
West Manor s section of lawn stretches gently up behind the house and the neighbours gardens; it is open to a shared section of grounds. The accompanying site plan gives an overview of the boundary not including the shared area .
