Description

"An artfully appointed three bedroom family home, brimming with designer style and elegant architectural touches throughout. Wood Street station is just a half mile away on foot, and you have a wealth of open greenery within reach.

Your garden s an effortless stretch of letterbox paving, with beds, raised planters and bespoke timber seating arranged along its length. There s also a handy garden room at the end, potentially the perfect home working space.

IF YOU LIVED HERE...

Your 180 square foot front lounge features blonde herringbone hardwood underfoot, with the high ceilings of the period overhead. There s also a smartly tiled blank hearth, home to an electric faux log burner sat below a reclaimed timber mantel and flanked by bespoke open shelving. The herringbone flooring flows on into the utility room next door, paired with timber counters and jade vertical letterbox splashbacks.

Pass between a spare WC and handy extra storage for your designer dream of a kitchen diner. Coming in at around 250 square feet, you have pastel green beams and a large skylight overhead, with still more natural light flooding in from the oversized window seat and patio door to the rear. A substantial chef s island and breakfast bar take centre stage, with burnished brass fittings and Dublin sink. Marbled worktops, a Range oven and walk in pantry complete things in style.

Upstairs, your charming principal sleeper sits to the front, 160 square feet with twin sash windows, vintage hearth and floor to ceiling, wall to wall fitted wardrobes. Bedroom twos another double, carpeted, with vintage hearth. Your family bathroom s a delightfully boutique affair, with hexagonal floor tiling and striking onyx fitting including a rainfall shower over the tub. Finally, bedroom three sits to the rear, while upstairs again you have a skylit, wood panelled loft room, ideal for turning to a range of purposes.

Outside and, as noted, it s just half a mile on foot to Wood Street station, where the overground will get you straight to Liverpool Street in twenty minutes, for a door to door City commute of around half an hour. In between, our bustling neighbourhood of Wood Street is home to independent bakeries, cafes, shops and gastropubs, as well as a thriving indoor market, great for vintage finds. Finally, the endless open greenery of Epping Forest, as well as the tranquil blue waters of Hollow Ponds, are just twenty minutes on foot from your new front door.

WHAT ELSE?

Heading to the West End? Ride one stop from Wood Street for Walthamstow Central and a quick swap to the Victoria line.
You have planning permission in place to develop your loft further still, potentially adding your own whole new storey with a double dormer conversion, taking in two more bedrooms and an extra bathroom. A home that can grow with you and yours for years to come.
Be sure to check out the independent wining and dining spots of Walthamstow Village, just fifteen minutes on foot.

A WORD FROM THE OWNER

We have loved living on Kingsley Road for the last five years, as a no through Road there is a lovely neighbourly feeling. We have enjoyed being so close to Wood Street Bakery, their pain au chocolat is a must try and Clapton Craft for craft beers and food pop ups. Another hidden gem just past the station is the Lacy Nook, delicious fire cooked food. The house is a short walk from Walthamstow Village and a quick bus ride down to Blackhorse Road for the brewery s and underground station. An added bonus is how close you are to green spaces with Chestnut Field and Epping Forest just a short walk away.
