Description

"An elegant Grade II listed family home with ancillary accommodation and excellent recreational facilities, in a lovely rural setting.

Description

Set back behind its smart carriage drive approach and landscaped gardens, Acton Manor is an elegant, predominantly 18th century Grade II listed country house with flexible ancillary accommodation, excellent recreational facilities, stables and far reaching rural views.

The principal house benefits from beautifully proportioned rooms and retains an abundance of features typical of the periods over the years including exposed oak timbers and beams, high ceilings affording light filled rooms, large sash windows with secondary double glazing, some with working window shutters.

From the reception hall there are several reception rooms; a substantial and beautiful dual aspect drawing room featuring an inglenook fireplace and having garden vistas and direct access to a southerly terrace, an outstanding formal dining room, the ideal space for formal entertaining, enjoying an easterly aspect and having an impressive inglenook fireplace and, a study with feature fireplace.

The kitchen breakfast room with polished tiled flooring and underfloor heating, has extensive painted wooden cupboards and a generous larder cupboard with shelving. Appliances include an integral dishwasher, fridge and electric oven. The kitchen has been cleverly configured, being partially open to the adjacent family room which has a central sky lantern and doubled doors opening through to the triple aspect garden room which enjoys wonderful views over the land and beyond. Off the kitchen is a boot room with tiled floor and a wine store.

A wide sweeping staircase leads from the reception hall to the split level upper floors. To the front portion of the house are two beautifully proportioned, high ceilinged bedrooms enjoying an easterly aspect and including the main bedroom with en suite bathroom and separate WC. Four attractive further bedrooms are served by two bathrooms and a shower room. On the second floor landing there is access to ample eaves storage.

Acton Manor is approached via a sweeping carriage drive which leads to a generous gravelled parking area to the front of the house. An electric gate gives access to a secondary drive leading around to the stables, triple garaging and further parking to the north of the house.

Of particular note are the beautifully landscaped gardens which provide a wonderful setting and comprise substantial paved south and westerly facing terraces ideal for al fresco dining, manicured lawns, ponds, deep herbaceous borders, lavender beds, banks of rose beds, an abundance of mature trees, seasonal shrubs and an orchard planted with various fruit trees. Well screened recreational facilities include an Astroturf tennis court and a heated swimming pool with an electric cover. Outbuildings comprise a potting shed and open log store, a pool house and plant room, a triple garage block and greenhouse.

The ancillary accommodation is located above the garaging and approached via an external wooden staircase. It comprises a sizeable living area bedroom, a fitted kitchen and shower room.

There is an enclosed hard standing yard with stable block comprising three stables, a shelter, tack room and mower tractor store. Direct access can be gained to the fields which wrap around the gardens to the south and west, one of which benefits from direct road access.
