Description

"With views over the church and down the iconic and picturesque High Street to the grand gate house of Kimbolton Castle, this beautifully presented period home boasts an outbuilding which would make an excellent annexe or home business space.

The fa ade, with its elegant full height multipaned shop window, hints at the home s storied past while concealing the generous scale of the interior. Two principal reception rooms occupy the front of the ground floor. The sitting room exudes warmth and character, with its quarry tiled floor, wood burning stove, and natural light pouring in through the large window and glazed doors leading to the garden.

The dining room is an entertainer s delight, boasting refined proportions, a built in wet bar, and an ambiance of understated elegance.

Beyond, the handmade kitchen, adorned with granite work surfaces, is both functional and stylish. Opening onto the garden, it flows seamlessly into the family room a perfect hub for day to day living. Practical yet charming, the kitchen and family room feature exposed floorboards and slate, creating a robust yet welcoming space. Bi fold doors in the breakfast area invite the outside in, effortlessly blending the interiors with the west facing garden.

A private staircase leads to an en suite bedroom, ideal for guests or multi generational living, offering privacy and comfort.

Ascending the main staircase, the first and second floors are equally captivating. Original beams and sympathetically applied lime plaster highlight the home s heritage, creating a warm and inviting atmosphere. Five additional bedrooms, including two with en suite facilities, are complemented by a family bathroom featuring a freestanding bath. On the second floor, vaulted ceilings and exposed beams imbue the space with charm and character.

The west facing walled garden is a private haven, framed by historic brickwork and designed for relaxation and entertaining. A conservatory with heating extends the usability of the garden year round, doubling as a serene workspace. The extensive two storey outbuilding offers remarkable flexibility whether for conversion into an annexe, additional accommodation, or business premises.

A gravel driveway ensures ample parking, complimented by a useful oversized garage to the side, which completes this exceptional property.

This home combines history, elegance, and adaptability, offering a unique lifestyle in an idyllic setting.

Seller Insight
It was the size of this lovely period property, set right in the heart of historic Kimbolton with great amenities, that won us over. We moved from London and initially worried it might be too quiet for us here, but both the house and the location have offered everything we could possibly need, say the owners. They add, We still can t quite believe we ve had the opportunity to live in such a large and characterful space.

Built in 1650 and packed with original features, this Grade II listed property is beautifully presented. Under the guidance of listed building regulations and with the help of a conservation officer, the owners have lovingly restored the house and barn to create space for both their family and business. The property has a rich history the barn windows are Queen Anne, and we discovered a makeshift table here that is thought to have originally come from Kimbolton Castle. We ve loved uncovering parts of the property s history, yet there is still more to discover apparently, there s a bread oven hidden somewhere.

With six generously sized bedrooms, three of which are en suite, standout spaces include a large loft room with stunning arched whale bone beams. While the house is bursting with character, we ve made some alterations to make it a great family and entertaining home particularly the dining room with its built in bar area and the spacious kitchen. The whole house has great flow; it s a practical and homely place. Views from the house are equally charming. As the owners explain, its position means it has some of the best High Street views it s a popular spot for visitors to take photos. The village is very vibrant with a great sense of community, and we have lovely neighbours.

With the front of the house facing the road, there is a second entrance on the side, providing options for both formal and informal access. A fully walled garden offers excellent privacy. The garden is a perfect size a great suntrap and easy to maintain. It has mature fruiting trees, attractive borders, and an area for growing vegetables. The heated sunroom has proved to be a wonderful all year round space. The barn, with an attached garage, has been converted to house standard and has been used to run the family business. A small stand alone studio office provides additional versatility.

We ve got the property working to perfection and we will miss living in such a beautiful home.

Village Information
Although one of the smallest towns in Cambridgeshire, Kimbolton was a very important market town during the medieval period and is probably most famous for its association with Katherine of Aragon who was imprisoned at Kimbolton Castle. Kimbolton is a quaint and charming place set in a rich wooded valley through which the River Kym runs. Its broad High Street is noted as one of the loveliest in England; dominated at one end by the Palladian castle mansion of the Dukes of Manchester and at the other by the spire of the 13th c Parish Church of St Andrew. The town s wide High Street originally the market place boasts over 80 listed buildings. Now designated as a conservation area, it retains much of its original historical character. East Street, which runs parallel to the High Street, is also lined with many attractive older buildings.
