Description

"A splendid, four bedroom, two bathroom family home. Arranged over three floors bursting with period charm, plus a tranquil private garden and including a stylish, skylit loft conversion. All within easy reach of Homerton station and Victoria Park.

Chatsworth Road and Victoria Park Village are both around ten minutes walk for a choice independent wining and dining spots. Alternatively Hackney Wick and the former warehouse district of Fish Island are just as close in the other direction, and will handsomely reward a bit of exploration.

IF YOU LIVED HERE...

Your 230 square foot reception room is a wonderful blend of vintage style and modern comfort. From the broad bay window at the front, to the modern patio doors at the rear, the whole space is filled with natural light, and smooth timber floorboards run underfoot. The focal point is a pillar box red, wood burning stove that sits within an elegant, open hearth. Through in your 175 square foot kitchen diner, where you have a wealth of handmade, bespoke wooden units, a range cooker sat in an exposed brick hearth, vintage larder doors, chunky wooden countertops and a gorgeous Belfast sink.

You ll find pegboard walls in the dining area, all bathed in daylight from a huge skylight, sat overhead alongside a striking yellow industrial steel beam. More light flows from patio doors opening onto your tranquil, private garden. Out here you ll find a split level patio with natural stone paving, trellis and timber fencing, and a range of bespoke wooden storage areas. Back inside, on the first floor, you ll find two handsome double bedrooms, both featuring ornate vintage fireplaces and original timber flooring. To the rear is your first, luxurious, family bathroom; an absolute oasis of calm, with a spearmint and cream colour scheme, free standing clawfoot bathtub with handset shower, and a unique antique fireplace. A generous extra storage room completes the storey.

Up on the second floor, you ll enter your stylish, cleverly arranged loft conversion, showcasing more gorgeous exposed brick in the bedroom, bathroom and landing. The enormous principal bedroom is brightly lit by two large skylights and some handy extra storage space in the eaves. Next door you ll find your immaculate, metro tiled en suite shower room. Also equipped with a charming antique washbasin and modern WC. The fourth sleeper, currently in use as a creative studio, has more of those lovely timber floorboards and peaceful treetop and garden views.

An easy ten minute stroll takes you to nearby Homerton station, where direct Overground trains run to Hampstead Heath, Shepherd s Bush and Clapham Junction. Alternatively, you can ride two stops to Stratford and connect with the Elizabeth, Central and Jubilee lines or the DLR and other rail services. The green, cultivated gardens of Victoria Park are only a seven minute walk from your front door. As well as being one of London s most beautiful and historic parks, it s also home to an outdoor gym, tennis courts, splash pool, children s playground and some great pubs and cafes.

WHAT ELSE?

There are eighteen primary and eight secondary schools within a mile of your home, with the closest two being St Dominic s Primary and Ickburgh Special School, both just a five minute walk from your front door.
It s well worth the seven minute stroll to The Castle Cinema, an independent movie theatre in a beautiful early 1900s building, with an intimate atmosphere and a fully licensed bar.
The Queen Elizabeth Olympic Park is less than a mile away, where you can use the vast range of public sports facilities or venture up, along scenic paths and cycle routes, into Hackney Marshes.

A WORD FROM THE OWNER...

"Having pioneered the area 19 years ago, we have always loved this vibrant and diverse part of London, but are now ready to swap city life for the countryside. Our house has always been our oasis from the busy streets of East London; a loft conversion and house renovation in 2022 made it an even more special and spacious place to live. We love the original Victorian features of this former dockers cottage sash windows, fireplaces, wooden floors and, over the years, we have tried to maintain an authentic feel that is warm and nostalgic, yet still modern and cheery to match our vintage taste. Our garden, though petite, is very green, with a little apple tree, roses in the summer, and an abundance of nature all year round. We have made many good friends on the street over the years, and of course, the annual summer street party is always a great meet and greet. Living so close to Victoria Park has been amazing, making it easy to incorporate wellbeing into our routine, with body and mind classes at the Hackney Harriers, a peaceful 5k park run, or a sauna at the Hackney Wick community baths. Victoria Park Village is a regular haunt, with its lovely independent shops, cafes, and, of course, a variety of great pubs. Also worth a visit, and just a 7 minute walk away, are the buzzing cafes and bars of Chatsworth Road, with its weekend food market and boutique Castle cinema. Additionally, a short walk or safe bike ride away are Hackney Wick, Westfield shopping centre, and the 2012 Olympic pool stadiums and velodrome. Spoilt for choice, for sure."
