This brilliant home is sure to catch significant interest thanks to the many strong features on offer and credit has to be given to the current owners and their continued efforts over the 25 years they have lived there. Positioned on the fringes of Tarvin the home also benefits from being very close to a village which is now proving to be one of the areas most popular and for good reason. The selection of amenities, easy access to nearby countryside, excellent commuter routes and highly regarded schools mean the village has something to offer all walks of life.

The property has enjoyed many improvements throughout the current ownership with the most recent including a new roof in 2022 and a new boiler just last year. The most notable of these improvements though has to be the two storey and single storey extensions to the rear of the house and the loft conversion. This has greatly improved the space available with the overall square footage now coming to circa 1722 sq. feet and also providing a more favourable layout and further adaptability to the living space.

Another key improvement was made when some additional land was purchased to significantly improve the outdoor space and plot size. This was previously a small paddock that sat to the West of the property but following the purchase the owners have managed to have this reclassified as garden and as such now consists of some external storage, a decking area and large lawn garden. Tarvin is a delightful Cheshire village, just five miles from Tarporley and six miles from Chester City Centre. The village enjoys an excellent range of day to day amenities that include two churches, a newsagents post office, two public houses, pharmacist, Chinese restaurant, fish and chip shop, bistro and other individual retail outlets.

In terms of shopping for day to day needs, there are two options, they being a recently constructed Budgens store that forms part of the refurbished BP petrol station and an impressive Co Op mini supermarket, that is accessed on foot from the High Street and in car via the main A54,

The centre of the village is a conservation area and there are currently 28 listed buildings in Tarvin. Much of the land surrounding the village is designated Green Belt. Tarvin Community Woodland Trust is an active organisation and has gone to great lengths to create superb area of woodland and wildlife that can be enjoyed by the local community.
