" Property Description

Situated on Aylestone Hill - and reputedly the highest building in Hereford - Chancellors is proud to present this six bedroom Edwardian character property. With access to the colleges, hospital and train station this would make a lovely family home. Viewing is highly recommended.

Property Details

A mile north of the centre of Hereford, this six bedroomed, characterful family home is situated at the top of Aylestone Hill. Brockenhurst is a distinctively Edwardian property arranged over four floors, including a three-room basement, offering versatile living accommodation and plenty of options for its new owners.A driveway with space for parking multiple vehicles leads up to the house, with a separate garage block consisting of a double and a single garage located to the side. An enclosed porch shelters the front door with its original Edwardian stained glass, taking you into the entrance hallway with access to the front hall and the basement, and a good-sized study immediately to your right. To your left, folding double doors lead to the main reception room with its feature fireplace, carpeted floor and dual aspect, with a double height bay window together with a window to the side.A second reception room is currently used for dining, and is complete with another restored fireplace with cupboard storage on either side, a serving hatch from the kitchen, and a door leading out to the patio, with windows allowing in lots of natural light. The kitchen has a range of wall and floor units and built-in appliances, two sinks, and room for both a breakfast bar and a dining table to seat four. To the rear of the property, the original pantry area with access to the back yard has been remodelled to provide a utility room with a coat cupboard and closet, plus a downstairs shower room with WC and hand basin.Four of the six bedrooms are on the first floor. The room that features a bay window and a restored original fireplace is currently used as an additional family room. Each of the remaining bedrooms have built-in wardrobes, cupboards, and vanity basins. The family bathroom features a white suite and fully tiled walls, and a basin above a useful three-door storage unit.
The second floor makes full use of the property's roof space, with two further bedrooms, both with dormer windows, and an additional tiled bathroom with WC, sink, corner bath and space for additional occasional furniture such as a dressing table. The whole of this floor could be converted into a master suite with some relatively minor alterations. The landing is currently being used as a home office, with fitted shelving and space for a large desk. The basement features a workshop, a utility room with sink, and a separate sauna and shower room. Next to the basement staircase is a hall area with room for two chest freezers and a wine rack. The garden area to the front of the property consists of a patio, lawned areas and flowerbeds that are well-stocked with established trees and shrubs. The patio has room for garden furniture and is an ideal place for al fresco dining and entertaining. To the rear, the gravel courtyard has a back door leading to the kitchen scullery, as well as direct access to the basement via steps.Brockenhurst is a unique property, with lots of potential to become an even lovelier family home with versatile accommodation throughout. Viewing is highly recommended to fully appreciate what is on offer. Our personal note from the vendors:
When we were house-hunting in Hereford in 1978, we looked for two things: a period property that we could renovate, and a family home that was well-connected to the city. Brockenhurst amply filled both bills, a joy both to live in, and to restore to its full glory with the skilled help of local craftspeople. During the 1980's, we sympathetically opened up the downstairs living area, but retained as much as possible of its Edwardian charm. Our children particularly loved the attic with its dormers and sloping ceilings.During our hectic family years, the proximity of Hereford itself proved a boon. Aylestone Hill itself now hosts a primary school, a secondary school, Hereford Sixth Form College, and the Hereford College of Arts, together with the BUPA hospital; the County Hospital and Railway station are just at the bottom of the hill. Aylestone Hill is a conservation area and we have always valued being fifteen minutesâ-- walk from riverside walks and lovely meadowland, and fifteen minutesâ-- walk from picking up essentials in the city centre (it's even quicker by bike, though the gradient admittedly keeps you fit!).After 46 years, an epic amount of paint-stripping, many get-togethers on the patio, and innumerable go-kart rides up and down the drive, it's time to hand Brockenhurst on to someone else. We hope you love living here as much as we did.
