plan family living space and extensive gardens provide the perfect
countryside home close to amenities.
Enjoying a rural location near to the villages of Shobdon and
Kingsland and within an exclusive development of period barn
conversions, The Hay Loft has large gardens and a home office with
exceptional views of the Herefordshire countryside. Shobdon offers
a shop with post office, a pub, village hall and church. There is a
pre school and primary school in Shobdon and secondary schools in
Wigmore, only 5 miles to the north, and independent Lucton School
just over 2 miles away. The wider amenities of the market towns of

Herefordshire countryside.
Ground Floor
Entrance Hall A light and airy welcome to the property, the
Entrance Hall provides coat and boot storage and access to the
Downstairs WC. The character of the property is immediately
apparent with exposed beams and peg joins now a feature of the
hallway. The Whitehall flagstone floor is a luxurious addition to
the downstairs hallway, dining area and kitchen.
Downstairs WC The well proportioned WC has a pedestal sink and
toilet with heated chrome towel rail.
Living Room Dining Room the Dining Room area in the heart of the
house provides ample seating for family and friends and is as
practical for day to day eating as it would be for a formal dinner
party. The Living Room has exposed beams and is naturally flooded
with light from the wall of windows overlooking the patio and
gardens beyond. The room is warmed by the honey tones of oak
hardwood flooring and the freestanding wood burner set on a thick
slate hearth plate. There is further cupboard storage under the oak
framed staircase.
Kitchen the Kitchen Area is well equipped and perfectly formed and
provides access to the gardens and patio via an external door.
There is a wide breakfast bar, perfect for morning coffee and
informal breakfasts with a small window out to the garden; its a
warm and cosy spot to sit. There are integrated Bosch appliances,
including an oven and separate grill, washing machine and
dishwasher as well as a large 5 burner gas hob with extractor fan.
There is also space for a large American style fridge freezer. The
kitchen units have been thoughtfully designed, providing plenty of
worksurface for preparation and base and wall units for
storage.
First Floor
Master Bedroom and Ensuite the spacious Double Bedroom, in common
with all the bedrooms, is carpeted and displays an impressive,
vaulted ceiling and exposed beams with high, pitched ceilings as
well as a wall of windows overlooking the gardens, contributing to
the light airy feel of the whole house. The Ensuite Bathroom
features a walk in shower enclosure, WC and Victorian style sink
unit with heated chrome towel rail. There is further storage above
the Ensuite Bathroom accessed via a door hatch in the Master
Bedroom that also houses the boiler and pressurised water tank.
Bedroom Two arguably the most impressive of the 3 bedrooms,
spanning the depth of the property, the vaulted and beamed ceilings
display the historical character of the property and its previous
life as a hayloft. There are double doors out on to a Juliet
balcony not yet fitted and a picture window to the front. There is
also built in storage in the form of a small cupboard.
Bedroom Three a characterful Double Bedroom has not only exposed
wall beams but also displays the wonderful open timber roof
framing. A window looks out over the patio and gardens and on to
the Garden Studio.

WC and walk in shower and is completed with heated towel rail and
skylight. The bathrooms are finished to a particularly high
standard.
Outside in the South West Facing Gardens
The beautiful patio area, spanning the width of the house, is
perfect for outdoor dining and lounging and is framed by raised
sleeper borders planted with an array of grasses, flowering shrubs
and espalier pear trees. There is a large lawned area in front of
the patio and along the path and up the steps, you will find a
large garden shed and 5 bar gate which leads to the extensive rear
gardens. There is a detached garden studio that can be used as an
artists studio, home office or gym and a large lawned area
encircling another patio with pergola and seating area with raised
pond. Fruit trees are planted around the garden providing pear,
cherry, fig, walnut, plum and apples in season and a greenhouse
available by separate negotiation and raised vegetable bed allow
for growing out of season. At the rear of the garden is a smaller
garden shed and fenced area with natural hedging and a slither of a
wildlife haven on the edge of the fields. The views from the large
garden extend south towards the Welsh Border hills of the Cats Back
and Black Hill and, to the north, the woodland, grazing fields and
parkland closer to the property around Shobdon, Ledicot and
Mortimers Cross.
