Description

" Tucked away in the heart of the pretty village of Easton on the Hill sits this charming period home which has been fully renovated inside and out by the present owner.

The property is steeped in history with the oldest part of the building, formally a bakery, thought to date back around 400 years. In years gone by the newer part being around 200 years old was used as a pub, known as The White Horse.

Today, we see a wonderful home which retains many wonderful period features with the comfort of all modern amenities such as a new heating system, including some underfloor, upgraded windows, new bathrooms, and a wonderful kitchen.

Outside is a beautifully maintained walled garden and driveway area.

Stepping into the entrance hall, a ground floor bedroom is situated to the right making an ideal space for anyone not wanting to use the stairs. Alternatively, this room could suit a variety of other uses such as a snug or playroom if required.

The spacious dining room retains some lovely original features such as inbuilt cupboards and open shelving which sit neatly beside the chimney breast and, a pretty window complete with window seat beneath.

The kitchen is flooded with light and warmth due to the partially glazed roof, floor to ceiling window and pretty French doors that lead out to the garden together with underfloor heating.

This stylish yet practical kitchen offers everything the cook would need from large induction hob with discreet pop up extractor, double multifunction ovens, boiling water tap, two fridges plus a freezer, a dishwasher, coffee machine, washer and tumble dryer.

There is plenty of storage on offer with a range of wall and floor standing cabinets topped with polished granite surfaces which incorporate a breakfast casual seating area.

To the rear of the kitchen is a door leading to a small courtyard providing an ideal spot for relaxation or morning coffee.

From the dining room an open hallway passes a fabulous ground floor shower room with large walk in shower, loo and vanity wash basin set into a granite top. Inbuilt storage keeps everything tucked away along with housing the recently installed gas combi boiler.

Further along sees a walk in cupboard for coats and jackets with further storage under the stairs for shoes and boots.

The panelled study is located at the far end of the hallway with a high window towards the courtyard.

The sitting room has tall ceilings and three tall sliding sash windows which flood the room with light.
A woodburning stove sits in an exposed stone chimney breast providing a great focal point and good balance to this large room.

To the rear of the room, a couple of steps take you to the main staircase up to the first floor.

Upstairs The principal bedroom is in the oldest part of the property with exposed timbers, hinting to a bygone age.
By contrast, the contemporary en suite bathroom has all the mod cons with sleek tiling and a contemporary suite including a deep bathtub, vanity wash basin with storage beneath, a loo and heated towel rail.

Along the hallway, the main bathroom has underfloor heating and is fitted with a large walk in shower, a loo and an extensive range of storage cabinets topped with granite vanity space and an inset wash basin, complemented by stylish wall and floor tiling.

Two further large double bedrooms are located at the top of the hallway, both of which have wonderful ceiling height and large sliding sash windows. Stripped wooden doors complement the polished wooden floorboards which work in harmony against the bright contemporary walls and original plaster coving.

Outside The charming walled garden has a wonderful courtyard feel with meticulously well tended lawn, raised stone and reclaimed brick borders which are all well stocked with mature planting typical of an English cottage garden.

Directly outside the kitchen is an arced stone terrace area, ideal for alfresco dining and outdoor entertaining.

A shingle pathway leads to a neat garden shed and to the rear of the plot is a block set driveway along with logs and bin stores.

Full height timber gates open onto The Lane for vehicular access.

There is also a separate small stone terrace courtyard to the rear of the kitchen with steps leading along the side of the property. There are several areas for pots plus a space for a bistro set, perfect for quiet relaxation or morning coffee.

Location The property is located on the corner of The Lane and West Street, in the heart of this pretty village, just a stones throw from the charming Georgian market town of Stamford.

Easton on the Hill is a vibrant, friendly village with lots of activities alongside amenities including a shop and post office, a village hall presenting exercise classes, art and craft clubs, village society events, and much more , a nursery school, a cricket club, a church, community cafe and two pubs. The Blue Bell and gastropub The Exeter Arms both serve food with the latter rated top on Tripadvisor for restaurants in the Stamford area.
