Description

" Located in the very centre of Kelsall village whilst also being set back and secluded, a unique architect designed house of immense quality, style and charisma, set in a landscaped plot of 0.27 acre

Comment from Robert Reed of Gascoigne Halman

What is the number one property request I receive on a weekly basis? Without exception, there is always an applicant looking for an energy efficient contemporary house that is packed with interest, personality and character and ideally on a good size plot. More often than not though the choice is a property that offers one, maybe two but rarely all three elements. This fabulous home is the exception to the rule and offers the full package.

This is a prime example of a contemporary 2018 build that is packed with character, interest and charisma whilst also providing practicality and a first class layout that is optimised for modern day living. Designed by Nick Daccus of Daccus ACM, the house has wonderful aesthetics and a beautifully planned layout. It enjoys a heart of village location yet is also quiet and secluded whilst having a delightful plot of just over a quarter of an acre.

The specification is well worth noting, with quality on show at every turn. Only upon inspection will the full house be appreciated but features worthy of particular approbation include the brick built store gym outbuilding, the oak portico and oak and glass staircase, Jerusalem stone flags, oak internal doors, bay window with integrated seat under, marble fireplace, bi fold doors, wood burning stove and handmade kitchen by Andrew Crossland of Nottinghamshire that incorporates a walk in pantry. At first floor there are large double bedrooms, luxurious bathrooms and fantastic views of the garden.

This is also a house that is not just practical, but also great fun! The living room converts into a cinema experience zone if required and the gorgeous open plan kitchen opens directly to the private rear garden which houses a sauna. Another great feature are the three large double bedrooms, all of a great size and far preferable to squeezing in a larger number of compromised spaces. There is nothing not to like!

With great eco credentials, an epc rating of 86 and with underfloor heating to the ground floor, this is a property that combines style and finesse with great practicality and modernity.

Included within the sale price is the garden shed, sauna, full cinema kit, projector, screen and amplifier with 5 speaker ceiling system, all curtains, all blinds and all carpets.

There are a number of pubs in the village, but worthy of particular attention is that in recent times Brunning & Price have completed their full refurbishment of the pub in the centre of the village, The Morris Dancer. This outstanding public house restaurant has already been met with wide acclaim and is worthy of inspection along with The Boot Inn, famous to all locals for the amazing homemade pies!

For those with educational needs, Kelsall has an outstanding Ofsted rated primary school on Flat Lane, which in turn feeds into the nearby outstanding Ofsted rated Tarporley High School. From the Agents Tarporley office continue along the High Street in the direction of Chester until taking a right hand turn into Utkinton Road. At Willington Road‘s T junction with Church Street take a right hand turn and after passing the butchers on the left continue until reaching a crossroads and take a left turn onto Chester Road. The driveway approach will found on the right hand side clearly marked by a Gascoigne Halman for sale board. Proceed up the drive and the house is on the left hand side.
