Description

" A meticulously renovated and outstandingly presented barn conversion, set in a lovely landscaped plot of 0.12 acre, benefitting from detached double garage and forming part of an exquisite development

Comment from Robert Reed of Gascoigne Halman

A good way of assessing the popularity of a location is to note the number of houses that have changed hands over a sustained period of time. In this particular case it is the startling lack of transactions that stands out, with just one sale in nineteen years. This only goes to demonstrate what a terrific place this is to live, it is a location that once people buy in, they tend to stay in! The present owners are relocating to be closer to their family, hence offering the barn for sale.

As for the barn itself, this really is a special home that has been a project of total commitment and passion for the present owners since their purchase in 2019. There is no aspect of the house that has not been renovated and upon inspection, interested parties will note straight away the incredible attention to detail that has been paid to every inch of work.

The end result is a barn that combines the original character features of the historic building, which are unspoilt and clearly displayed, with beautiful and tasteful contemporary quality which makes this home a perfect option for those who want no work and to just move in and enjoy!

The detail of the works will be explained more fully in a viewing but in summary include upgraded plumbing, the installation of some secondary glazing, new annually serviced boiler, new oil tank, new kitchen, completely new bathrooms each in an individual style , the installation of LPG stove, new floor coverings and impeccable d©cor throughout.

The external arrangement is also very special, with the present owners dedicating themselves to creating a delightful garden that has been expertly split into different areas and beautifully planted to create an abundance of colour in the key months of the year.

On a practical level there is ample off road parking and a detached double garage. The location is excellent with the development positioned on a tree lined and tranquil rural country lane adjoining countryside and fields, with the sense of rural also aligning with excellent nearby transport links by road, railway and air.
As can be immediately seen, the subject property enjoys very strong aesthetic appeal with delightful brick work and pointing and an unquestionable attention to detail. Externally I particularly love the feature brick walls, landscaped gardens and the private courtyard.

Those with children will be interested to note that the Tarporley and Bunbury school bus picks and drops off within the village of Haughton. If you enjoy walking or have a dog, this location is ideal. A network of public footpaths across fields leads surrounding villages. For example, nearby Bunbury can be accessed on foot cross country.

Location
Haughton is a delightful semi rural village that lies close to the market town of Nantwich and the Georgian village of Tarporley. The primary gathering point for the village is the Nags Head Pub Restaurant, that has established a very strong reputation since its reopening in 2022.

Nearby Bunbury, just two miles away, has a further range of amenities that include a thriving parish Church, a hugely popular primary school, three public houses, a well supported Co Op convenience store, fish and chip shop, childrens park, bowling green and cricket club.

In terms of other schools, at secondary level Tarporley High and Bishop Heber High School consistently maintain a strong reputation. Those seeking a wider choice of schools will find ample provision with the impressive choice of Ellesmere College, Abbey Gate College, Kings and Queens in Chester and the Grange in Hartford.

Tarporley has an excellent range of amenities including a community centre, tennis courts, convenience stores, fashion boutiques, cafes, restaurants, dentists and doctors surgeries, public houses, three churches and a comprehensive bus service. Nantwich is a historic town of significant appeal, with a beautiful historic centre, outstanding architectural merit and impressive range of amenities that include a leisure centre and supermarkets including Sainsburys, M&S Simply Food, Morrisons and Aldi.

The City of Chester 18 miles is one of the north wests leading retail and commercial centres serving a catchment area extending from Manchester to Shrewsbury and covering North Wales. There is straight forward access to a motorway network providing a link to other North West and midlands conurbations.

Manchester and Liverpool Airports are 36 and 31 miles away respectively whilst Crewe Railway Station offers excellent links to the whole of the UK and particularly London.
