Description

" Welcome to Holly House An attractive stone walled entrance marks the boundary and provides access to a charming cobbled driveway suitable for parking multiple cars. This meanders past the front of the house and round to a rear courtyard where the front door can be found. This door leads into a small lobby with two steps leading up to a partially glazed door which provides access into the breakfasting kitchen.

This large and spacious room is well lit via two sliding sash windows on the south face in addition to two further windows which overlook the rear gardens ensuring the kitchen streams with natural light. Granite tops line the beautiful Neptune kitchen including the central island which ffers generous amounts of storage as well as housing the dishwasher and 1.5 bowl stainless steel sink cut into the granite tops with mixer tap above and separate hand held hose. A large inglenook houses the AGA with additional companion which sits beneath a nice wooden lintel creating a stunning feature. Flagged floors complement the style and add to the charm while modern spotlighting lines the ceiling. Adjacent to the kitchen is the property`s main utility. This offers quartz tops with double Belfast style sink and mixer tap above, additional storage, east facing windows, walk in pantry and plumbing for washer and dryer. Through a partially glazed door to the rear, lies the orangery which looks out to the north and west on to the rear gardens and patio. A large skylight offers generous amounts of natural light and is bordered by LED lighting. The tiled floor is warmed by underfloor heating and there are plenty of power sockets located throughout the room. From the breakfasting kitchen, three small steps lead up to an additional storage cupboard as well as a further door leading to the lounge. This is a lovely sized room with west facing open outlook and additional east facing window as well as modern spotlighting to the ceiling. Due to its elevated position this room benefits from a great amount of natural light. Partially glazed double doors to the south lead into our favourite room of the house. It is likely this used to be two separate rooms but has been opened up to create a dramatic and impressive family room. Its main focal point is its tremendous fireplace which houses a wood burner and features a herringbone brick hearth, two substantial sandstone plinths which hold up a stunning wooden lintel with attractive brick lining the rear. The room is lit via three south facing sliding sash windows and an additional west facing wide sash ensuring it is wonderfully light. A further fireplace on the western wall with sandstone hearth creates another wonderful feature whilst a vaulted ceiling with exposed A -frames enhances the spacious feel and homely style. From here, a door leads out to the landing which offers access to the lounge, WC with low level toilet, basin and west facing window. There is also double doors to the external central courtyard with stone steps. The landing itself has impressive modern spindles which offer a lovely feature that contrasts beautifully with the traditional charm of the exposed stone. Stairs lead down to the ground floor:

Ground Floor
The ground floor houses all of the bedrooms with the principal bedroom being accessed off the landing. It is a great sized room and benefits from two west facing sliding sash windows and en-suite shower room. Again, this has been fitted by Neptune and has a rainwater style walk in shower, cabinet style basin with storage beneath, low level toilet and underfloor heating. Two bedrooms are accessed from the far side of the hall on the south face; the south west bedroom offers both south and west facing windows ensuring it enjoys plenty of natural light. Originally this was likely a living room and therefore has a tremendous stone fire with flagged hearth and a lovely piece of stone for the lintel as well as wood. The next bedroom sits on the south east corner and again has an alcove where a fireplace used to be. Its south facing window looks out over the front garden and the room itself is a good size. Between these rooms lies the main family bathroom containing a roll top bath with wall mounted fitments, south facing window, large walk in rainwater style shower, basin with cabinet storage beneath and, again, lovely underfloor heating. The fourth bedroom within the main house is currently utilised as an office though would still comfortably take a double bed. It has dual aspect windows facing north and west ensuring it is a light and airy room. The final room across the hall is an additional conveniently placed utility which provides fantastic storage space, stainless steel sink and plumbing for a washing machine.

Annexe & Gardens
Accessed externally, the annexe could make a lovely one bedroom bedsit holiday let or just additional accommodation. It is currently being used as a rather impressive home office with south facing window, shower room and first floor double bedroom. On the first floor, there is also a great walk in wardrobe with storage space lining both the north and south, whilst a further door offers access to the loft space. To the rear of the annexe lies a store with lighting and power. Holly House`s unique U-shaped layout creates a rather attractive central courtyard with various cobbled areas to the side including a driveway with turning circle. The characterful cobbles continue under an archway, which separates the main house from the annexe, to double wrought iron gates to the rear where a resin pathway can be found which leads through a terrace and up to a recently landscaped garden. The extensive landscaping divides the property into two tiers with Indian sandstone lining the tier separating the resin driveway and the orangery. Indian sandstone steps with built in lighting lead up main area of the garden which is predominately laid to
lawn. At the far end, a charming south facing summer house offers a wonderful place to sit and enjoy the summer sun with an adjacent pond creating a tranquil ambience, character and a great feature to watch over. Mature beech hedging and stone walling line the boundary with various flower beds offering potential for personalisation and colour. Mature trees that sit within the grounds offer a lovely green outlook throughout the summer months as well as a good level of privacy. To the front of the property, there is a quaint south facing garden which is elevated and relatively low maintenance.
