Description

" Reeds Rains Folkestone are delighted to bring to the market two parcels of adjoined agricultural amenity land to the west of North Court Close, Wingham, Canterbury, Kent. The two parcels of land combined are in the region of 5.5 acres and are being sold ‘together‘ as one sale, and are not available separately. The land sits on the outskirts of Wingham, Canterbury and is bordered by the Wingham River to its north, west and south boundaries. Each parcel of land has its own access to North Court Close, a quiet cul-de-sac location. It is important to note that the smaller land parcel of TT3981 does not prevent access of title TT24840, providing the opportunity to use or sell either parcel independently in the future. We are informed by our vendor that the two parcels of land are very private with no public access into the land.

Location    Located in very popular pretty village of Wingham, which offers a wide variety of local amenities such as a village store, bakery, doctor‘s surgery, and dental practice. Wingham also has a good primary school, public housesrestaurants and the beautiful 13th Century St Mary‘s the Virgin Grade I Listed church. Local recreation and sports facilities include Wingham Wildlife Park, Howletts Zoo, a good selection of golf courses including Royal St George‘s at Sandwich, Polo Farm Sports Complex at Canterbury, and sports centre and swimming pools can be found in Canterbury, Deal, and Dover and the nearby and popular cinque port town of Sandwich with its popular quay. The historical city of Canterbury also offers an excellent shopping centre, along with numerous restaurants, wine bars and cafés, the Marlowe Theatre and many other cultural interests. Transport connections are also good, with two mainline railway stations running from Canterbury with Canterbury West offering the high-speed service to London St Pancras. The A2, which connects into the M2 and M20, is within easy reach, as is the Port of Dover and the Channel Tunnel terminal at Cheriton, offering cross channel services to the Continent. There is also a bus service which operates into Canterbury and neighbouring towns and villages.

Agents Note    The Dover Planning map shows the land as sitting on the current village boundary. It is
largely made up of clay and silt at sub ground layers and lies in land indicated by planning and the Environment Agency as Flood Risk 2, medium probability of flooding and Flood Risk 3, although the current owners report no known history of flooding.

Local Area    We do note a new build property been approved and constructed to the north of the subject land, adjoining the River subject to conditions to raise the floor level which may suggest the national drive for new homes and relaxing of planning rules may indeed see excellent future development value at this location (subject to any future planning applications), which is one of the few accessible land parcels on the very edge of this very sought after, popular, picturesque and historical village close to Canterbury.

Land 1    The smaller of the land parcels is title number TT32981 which measures approximately 0.8 -1 acre.

Land 2    The larger of the land parcels is title number TT24840 which measures approximately 4.5 acres.

EPC Rating    EPC - Exempt
