Property Details

Situated roughly three miles from the village of Ewyas Harold with pubs, shops and primary school and fourteen miles (Google Maps) from the Cathedral city of Hereford, Rowlestone is a small, rural hamlet surrounded by beautiful countryside and views at every turn. Part of a collection of four dwellings is this stone built barn conversion. Although attached along the far gable end, the barn has a feel of being detached. Finished to a high standard and with under floor heating on the ground floor, the property offers its new owners lots of potential. The gated driveway offers parking for multiple vehicles. It is from here that one can start to appreciate what is on offer. The property is predominantly constructed of the iconic red sandstone Herefordshire is renowned for with red brick lintels and oak framed double glazed windows. The entrance to the barn is through a double door leading directly into a utility area which would equally well serve as a handy boot room ideal for taking off muddy boots and drying a dog off after a long walk in the surrounding countryside. To the side, a shower room with wc completes the entrance area. Opposite is an office area with windows to two sides making it ideal for homeremote workers or a craft room for example. The flag stone flooring in both the utility and office extend throughout the downstairs, changing as one enters the main reception room. The office and utility lead into the main kitchen and dining area with a collection of base units and range style cooker. At almost five metres in width, there is plenty of space for a table; creating a real heart to the home with access to the side courtyard through some French-style doors. From here, another set of double doors open into the impressive lounge space with its solid oak wooden floors, log burner and more doors to the side. As previously mentioned, the ground floor benefits from under floor heating. From the kitchen, the handmade, oak spiral stairs lead to the first floor and the large landing. To the right - and at the far end of the property - is the second of the largest bedrooms which benefits from an ensuite, views to two sides, a vaulted ceiling and feature beams. At the other end of the landing is the principal suite which also has a vaulted ceiling and an ensuite. The first floor is complemented by two further bedrooms and a family bathroom. Back outside and on one side is the more formal garden laid mainly to lawn and bordered along the lane by a stone wall. Slightly elevated it offers tempting views down the valley and open countryside. On the other side of the barn is a courtyard garden with flag stone paving leading past the main house to a separate garden room. This features two sets of patio doors, it is fully insulated and - with its flag stoned floors and underfloor heating - the twenty five square metre room has many potential uses:
a gym, home office or games room are some examples. It is a great asset to the house. Please contact Hereford branch for further details and it will be our pleasure to show you around this beautiful property.
