Description

" In a superb plot of 2.07 acre on a secluded lane surrounded by open countryside, a 2199 square feet house with large treble garage, two bedroom annexe, swimming pool, tennis court and glorious gardens

Comment from Robert Reed of Gascoigne Halman

Any house under a million pounds, set in just over two acres and within three miles of the Grange School and seven miles of Tarporley village is sure to attract considerable market attention and this wonderful one off property offers all of this plus plenty more.

The house has been a much loved family home for the past twenty two years and is offered for sale as the present owners look to downsize and move closer to their grown up family.

The first thing to note is the position. With a plot of 2.07 acre and glorious open views from every angle, this is a location that is very special. The house is approached by a tree lined lane and combines privacy and establishment with surprisingly good accessibility to a comprehensive road network system.
Not only is this a great home now, but it also offers extensive potential to be modernised, adapted, enhanced and subject to planning permission, extended. The cottage as presently configured extends to circa 2199 square feet and has, in summary, three bedrooms, two bathroom, a dressing room, four reception rooms and a farmhouse style kitchen with electric AGA.

The two storey annexe is superb feature and provides a wide range of options. It is very large, extending to 1010 square feet. At ground floor level is a large treble garage, and a fabulous open plan reception or games room, extending to 30 feet in total. This can be used either as part of the annexe or as a breakout space from the principal residence. It would be a superb room for a party! At the first floor in the annexe there are two bedrooms, a living kitchen and bathroom. Whether as an income generative base, a living pod for a graduating student, holiday cottage for family staying in the Summer or a dependant relative annexe, this building is a huge asset.

Externally there are glorious gardens if you have ever wanted a plot to use a ride on mower, this is the one for you! excellent rural views, a tennis court and swimming pool building. And for those with dogs, children or both, the plot is fully secure with boundary fencing and stock wiring.

The property has been priced to reflect the fact the modernisation is required. This though in many ways is the central appeal, the chance to acquire a wonderful home that can be enhanced and modified to your own wishes. What an opportunity!
