Description

" Delightful, character cottage situated right in the heart of the village of Combpyne with lovely good sized gardens.

Church Cottage is a delightful character attached cottage which is situated right in the heart of the picturesque village of Combpyne next door to the Church. The property has origins dating back we understand to 300 years and as such has a number of character features. Church cottage has been in the same hands for over thirteen years and since then has been updated and improved by the present vendors and is now well presented throughout. The front door enters into the good sized garden room which is currently used as a dining family room. Double doors open from here giving access and views over the garden. From here access is gained to the kitchen breakfast room which is fitted with a comprehensive matching range of cream base and wall units with granite worktops and tiled surrounds. The Neff electric oven is built in with a Neff ceramic hob and stainless steel cooker hood over. There is under unit lighting and space and plumbing for a dishwasher and space for an upright fridge freezer. The living room leads off here and is a delightful room with oak floorboards and open stairs rising with a feature fireplace with oak beam and a multi fuel stove inset.

On the first floor a landing with large airing cupboard leads off to the Master Bedroom which has stripped painted floorboards and a window to the front with views looking over the village to the hillside beyond. There is a built in wardrobe and separate cupboard and an attractive decorative Victorian fireplace. There is a second double bedroom which has lovely views again over the village and Church towards the countryside in the distance. The shower room is modern and fully tiled with a good sized shower, wc and wash hand basin set over a vanity cupboard. There is an external building which sits to the side of the Garden room which is used as a Utility with worksurfaces and storage along with space and plumbing for a washing machine, tumble dryer and further appliances.
A door leads to a WC with wash hand basin. The property has the benefit of oil fired central heating and uPVC double glazing throughout and must be viewed internally to be fully appreciated.

Situated in an area of outstanding natural beauty, Combpyne is just 2 miles inland from the World Heritage Coast. The coastal towns of Lyme Regis and Seaton are 4 and 5 miles distant. Combpyne has a thriving community and a small 13th century church and village pond, affectionately known as ‘the harbour‘. There is an excellent local shop just 1 mile away in Rousdon. Combpyne is also ideally located for both The Woodroffe School in Lyme Regis and Colyton Grammar School. Primary Schools are at Musbury and Uplyme. The mainline railway station at Axminster connects with London Waterloo and Exeter Airport is easily accessible.

Outside The cottage has delightful cottage gardens which are raised up from the lane, facing South West and enjoy views over the village and Church towards the surrounding countryside. A pathway leads from the Garden Room to the external Utility. The Oil Central heating boiler is situated just outside of here. There is a fenced off area which conceals the oil tank and a storage shed with a brick Storage area which is attached to the Utility. The garden is a mixture of lawns, and patio areas with a further large shed and a covered area for barbecuing. The garden is surrounded by a mixture of fencing and stone walling. There are two sets of steps leading down to the lane where there is PARKING for one vehicle. There is an additional small parcel of land which has been purchased by Church Cottage which could be used to create a new entrance door at the opposite side of the cottage.
