Through the years I have had the pleasure of marketing various barn conversions, but this subject development of just six barns has always, in my mind, represented something of a gold standard. Converted, developed and crafted by Conran Homes in 2010, these barns are located in a superb positon, tranquil and elevated and surrounded by glorious open countryside, with great walks on the doorstep.

There is no greater tribute to this barn than the fact the present owners have lived in since newly converted, a little under fourteen years ago.

The aesthetics of this development are striking for their beauty and architectural merit and quite rightly, the development is protected by a Grade II Listed status.

The barns itself boast a range of features both inside and out. Of the six on the development, all of which are individual and unique, the subject property is one of the larger barns on the development and also the only one with four first floor double bedrooms. The internal appeal is significant, with a pleasing blend of refined contemporary quality and original features of the barn. There is also a really good head height and lots of natural light and delightful rural views from many angles.

I have a particular liking of the layout, with both open plan gathering spaces and separate reception rooms providing excellent levels of versatility.

Externally, there is lots to note. The south facing front terrace seating area enjoys splendid views over a large area of well tended lawn and towards the magnificent original hall, which is a building of great merit. To the rear there is a larger garden which is principaly laid to lawn, ideal for family life. The rear patio captures the sun all day and there is additionally a morning patio which is ideal for morning coffee or afternoon shade on the hotter days, when the UK climate delivers such a treat!

Despite its rural feel, the barn is just four miles from Tarporley and seven miles from Nantwich and for those with children, buses run from Alpraham to different primary and high schools, many of which enjoy a superb reputation.

Directions

From Tarporley leave in the direction of Nantwich passing the Texaco Spa on the left hand side. Carry on and at the traffic lights take a left hand turn onto the main A49. At the Four Lane Ends‘ crossroads with Indian restaurant on your right carry straight on. Proceed into the village of Alpraham, passing the Travellers Rest pub and then the turning for Bunbury Road on your right. After this turning take the next left turn onto Hilbre Bank and proceed to the top of the lane, whereupon the development will be located on the right hand side.

Alternatively, from Tarporley get to the Texaco Spar petrol station on the left hand side. At this point take a left turn onto Eaton Road. Proceed along Eaton Road and you will pass a golf course on the left hand side and will reach a junction. At the junction proceed straight on passing the Tarporley Business Park and continue into the village of Eaton. Shortly after having passed the Jessie Hughes Village Hall, take a right turn onto Edgewell Lane. Proceed along Edgewell Lane for several miles following the road around until eventually reaching the entrance to Alpraham Barns will become clear on the left hand side.

Turn left into the development and proceed along the shared golden gravelled driveway. For ease of access for viewing purposes, there is a large visitors parking area located at the end of the golden gravelled driveway. Having parked in this area proceed on foot to the subject property.

Alpraham is conveniently situated just on the A51 which provides links to the M53, M56, M6, A556, and A500, allowing commuter access to a number of commercial destinations including Chester, Warrington, Liverpool, Manchester, Crewe, and the Potteries. Crewe railway station is situated within 12 miles and provides a service to London Euston in just over 1 hour 30 minutes.

Schooling is well provided for with state primary and secondary education in Tarporley together with a good selection of private schools in the surrounding area including The Grange at Hartford, Abbey Gate College at Saighton, as well as Kings and Queens in Chester. "
