Description

" Georgian splendour, classic architectural symmetry and grand proportions perfectly embrace a magical location of the rarest and most discreet kind.

2 Bell Yard at Gunton Park is a handsome, Grade II listed, residence which forms just a small part of a much larger and historically important great Norfolk estate .

A much loved and cherished home for the present owners for almost 25 years, this unique property now comes to the open market and presents a rare opportunity to own and live in a very special building and setting.

Exquisitely created within former supporting buildings of a Georgian mansion, this lateral and ground floor apartment spans nearly 1,500 sq. ft. of habitable space along with an additional 1,521 sq. ft. of private cellar. There area notable features throughout the apartment include high ceilings, ornate working fireplaces, and magnificent over sized sash windows.

Elegant, double doors open onto a magnificent reception hall which immediately sets the tone for the rest of the accommodation and provides an opulent, formal dining space for entertaining on a grand scale.

A kitchen breakfast room comprises of a comprehensive range of traditional cabinetry with solid beech worktops, a butler style sink and ample informal dining space.

A central hall features practical cloaks storage and a ‘York Stone‘ floor which reveals glimpses of nearly 300 years of history and times gone by.

Off the hall you will find the majestic drawing room, a wonderful formal room with a highly decorative open fireplace and a unique sash window, come double door, which opens onto the south east facing terrace.

Two sumptuous, double bedrooms showcase high ceilings, further sash windows, and enjoy vistas over formal grounds. A unique bathroom serves the bedrooms and features a wonderful barrel vaulted ceiling.

Outside the splendid apartment, there is private parking to the front and an en bloc double garage ideal for keeping a prized vehicle safe from the element, or further storage options.

This home also has a share and use of an outdoor swimming pool and a 15 acre ancient woodland.

As a resident of Gunton Park, you are also allowed to walk through around 2,500 acres of deer park and woodland by kind permission of the landowners. This grants access to magical walks and the highly renowned Gunton Arms.

Gunton Park was built for Sir William Harbord after he inherited the estate in 1742, and throughout the nineteenth century, Gunton was one of the great Norfolk estates. At its peak, in the nineteenth century, the estate was often visited by Royalty and the hall was lent to the Prince and Princess of Wales whilst alterations were carried out at Sandringham in 1869.

After the sixth Lord Suffield died in 1924 a period of decline set in. The Hon. Doris Harbord was the last member of the family to live in the house in 1980 the house was in a very sorry state; but salvation was at hand and the architect Kit Martin and his wife Sally undertook arguably the most ambitious and spectacular country house rescue of the 1980s. The magnificent parkland has now been fully restored, the lakes dredged and there are three herds of deer. The main hall was thoroughly and completely restored and sensitively converted into a series of houses, one of which is on offer today...?

HANWORTH A small village approximately five miles from the north Norfolk coast, Hanworth.

The main notable attribute is Hanworth Common, the largest such enclosed common in England, which covers 35 acres and is protected by cattle grids. Currently about 50 cattle graze on the land between May and October.

The village is situated between Cromer and Aylsham, along the A140, and is also home to Hanworth Hall, an 18th century grand house.

With an elegant pier, Pavilion Theatre and grand Victorian villas, many with panoramic views over the pebble and sand beach, it‘s easy to see why Cromer has perennial appeal to staycationers and permanent residents alike. Banksy recently visited the town on a headline making ‘spraycation‘ which focused the media‘s attention on the east side of the Norfolk coast, and in recent years there has been a regular flow of relocaters from the capital and home counties looking for a life by the sea.

This, in turn, has triggered an ‘on the up‘ momentum for the area and seen fabulous start up businesses breathe new life into the streets surrounding the town centre. Spend a morning exploring the pretty boutiques and follow the lanes towards the seafront to pick up a Cromer crab widely regarded as one of the best found in English waters, the eight legged crustacean still provides a major source of income for the town‘s fishermen and simply served with bread makes an unbeatable lunch or supper!

Or push the boat out with fish and chips from No 1 Cromer, Galton Blackiston‘s award winning Cromer eatery perched on the clifftop. Treat yourself to a relaxing lunch at the Upstairs Restaurant where stunning sea views meet tasty seafood, or join the queue downstairs and enjoy your takeaway sitting on the wall as the seagulls soar above you for a fully immersive ‘beside the seaside‘ experience. Follow the slope down from the clifftop to the beach and walk the shoreline or practise your hand at an afternoon skimming stones out to the horizon line.?
