" Lovingly restored, refurbished and extended over the last 10 years, this colourful Victorian home has been revitalised for modern family life, with a beautiful loft conversion at the top and plenty of original character and charm. During renovations, the current owners used materials sympathetic to the property's period heritage. Inside, the hallway's stripped wood floor continues into the open-plan double reception room to the right. The living area absorbs natural light from the bay through frosted glass to the lower panes, while an original working cast-iron fireplace with marble surround and tiled hearth acts as a central focal point.

Bespoke alcove shelving either side, painted in Little Green Juniper Ash, can hold a TV and a sizable book collection. The ceiling rose in the living room was matched to the original in the dining room by local plaster mouldings craftsman Bill O'Gorman, and anchors the coving to the ceiling. A second marble fireplace and original French doors leading to the garden add further character.

Passing the staircase in the hallway, you'll find a door to the cellar, plus a utility room/downstairs loo to the right with slots for a washing machine and dryer below a reclaimed wooden worktop with butler sink, and a Worcester Bosch combi boiler.

Head through to the spacious kitchen - a bright and airy hub in which to cook, eat and entertain, illuminated by recessed downlights, hanging pendants, Velfac French doors to the garden and a pretty bay window with ample room for a large kitchen table.

White and grey units with chrome handles and reclaimed wooden worktops pair with a white tiled splashback to create a generous and streamlined food preparation area. Integrated appliances include an electric oven, gas hob, overhead extractor, and a dishwasher. There's also a double stainless-steel pantry cupboard and space for an American-style fridge freezer - perfect for self-confessed foodies.

Exploring the first floor, you'll discover a front-facing principal bedroom with two sash windows, stripped-wood flooring, two bespoke fitted alcove wardrobes and a cast-iron fireplace. There are two further well-proportioned carpeted doubles on this floor overlooking the garden, with a cast iron fireplace and original fitted cupboard to the middle room.

Outside, the 23ft garden includes a sunny paved patio with steps up to a raised lawn and terraced beds. Trellised timber fencing, raised flower beds and textural trees such as palms and black bamboo screen the garden and provide a haven for local birds. The orange garden hanging posts, which feature hooks suitable for function (retractable washing line) and fun (festoon lights), as well as useful storage units to the side, were constructed from salvaged roof timbers. Park Grove Road is a quiet pocket of Leytonstone about 12 minutes' walk from the town centre and Central line station, with favourite shops and restaurants of the current owners including Panda Dim Sum, Keraspice, Yard Sale Pizza, Singburi and To Be Consumed. Francis Road is within walking distance and has a wonderful collection of independent shops, relaxed caf?s and an organic grocer.
