This amazing property has been furnished to a great standard and
briefly consist of 5 furnished rooms, all with either en suite or
private bathroom.
On the ground floor you will find one of the rooms with the
private bathroom outside of the room , on this floor is also
located the kitchen, this lead to the back garden.
On the first floor there are 2 en suite rooms and one room with
private bathroom. The last en suite room is located on the second
floor loft room .
The rooms are all for single occupancy.
Charges
Utility Bill
The electric and Gas portion of the all inclusive bill is capped at
£250 per calendar month for the property or an average of £50 room
month. Should the monthly households utility bill ever exceed this
amount, the Landlord will invoice the Tenant for his or her portion
of the overspend, and will add to it a £15 admin charge for the
first and subsequent reminders. Payment must be made by the Tenant
to the Landlord as a bank transfer within 14 days of request.
Cleaning, missing or broken item charges
Failure to clean your bedroom at the end of your tenancy will
result in a minimum of £50.00 charge.
Failure to empty all of your belongings from the property at the
end of your tenancy will also result in a minimum of £50.00
charge.
Missing or broken stolen keys will be charged at £35per key.
Missing or broken mattress protectors will be charged at £25.
Missing or broken smoke alarm will be charged at £100.
Missing or broken light bulbs will be charged at £10 each.
Other charges
Guest staying for longer than two nights Not allowed, however, if
discovered a guess is stayed beyond 2 nights £50 night guest
Refusal of access to staff for routine maintenance £50 call out &
£25 per hour waiting fee
Deodorising e.g. if there has been smoking in the room. £250.00
Re tenant fee for early exit of tenancy agreement Subject to agency
fee and cost to find replacement.
