"There are few modern apartments in Woking offering the sort of space available here. Accessed via its own private front door, so no communal entrance hall to worry about, into an entrance hall with a double width coat/shoe cupboard. A noticeable point here is that the doors to the cupboard and similarly, all other internal doors, are of high quality wood with attractive inlaid beading. The main reception is a wonderful room providing sitting, dining and study/work facilities. Again, an eye catching feature is the solid wood flooring throughout. The kitchen/breakfast room is well fitted with a comprehensive range of light wood style base and eye level cupboards and drawers and roll top worksurfaces whilst integral appliances include a 4 burner gas hob with electric oven below, dishwasher, washing machine, fridge and freezer. There is ample space for a dining table. A central lobby from the reception room gives access to the two bedrooms and the family bathroom as well as having a large built-in airing cupboard housing the megaflow pressurised water system. The master bedroom is a great size with a dressing area to one end and a double glazed door leading onto the private patio. A large en-suite bath/shower room includes a bath with mixer tap and shower attachment as well as a separate shower cubicle with Aqualisa unit. The second bedroom is again an extremely good double room. The main bathroom has a matching suite to that of the en-suite. Heating is via gas central heating to radiators. The flat is well lit by numerous recessed downlighters.

Lease: We understand from our client that the original lease was for 155 years from around 2004 and that each flat owns a share of the freehold however, we have not seen formal confirmation of this via the lease and interested parties are advised to confirm this with their solicitor. We understand that the service charge is approximately n++100 per month but have not seen copies of the accounts. Again, you are advised to clarify with your solicitor."
