SUMMARY
This is an outstanding conversion of a former public house. The high ceilings give an awesome feeling of space, infused with many modern touches. There are five bedrooms and a further one bedroom self contained annexe. A truly unique property that must be viewed to be believed.

DESCRIPTION
.

Description
Arguably the most interesting property currently on sale in Westbury. The main house has five bedrooms, an impressive kitchen/diner, sitting room, downstairs shower room and upstairs family bathroom. The annexe has it's own front and rear doors, rear with wheelchair access ramp, kitchen and bedroom with ensuite. Between the annexe and the main house is an additional reception room which could be used as either a sitting room for the annexe, or a further reception room to the main residence.

Main Residence

Entrance Hall
Upon entry through the front door with glazed inserts, you are immediately greeted with high gloss floor tiles, a theme that continues into the kitchen.

Kitchen / Dining Room 21' 9" max x 17' 9" max ( 6.63m max x 5.41m max )

Kitchen Area
Initial impressions of this room are everything. As soon as you walk in, you are greeted by impressive high ceilings and a large, double glazed, square bay window to the front, supplying masses of natural light. The high gloss floor tiles set the room a light, while a range of inset ceiling downlighters give a very modern feel. The fitted kitchen itself houses an array of storage cupboards as well as a very useful larder cupboard. There are worksurfaces with tiled splashbacks where you will find an inset stainless steel sink unit, with a mixer tap over. There is an electric oven and hob with cooker hood over and plumbing for a washing machine.

Dining Area
Although the kitchen area is large enough to accommodate a table, the dining area itself provides ample space for a more formal dining area. This space, while still benefiting from the high ceiling and high gloss floor tiled, offers a double glazed window to the rear.

Downstairs Shower Room
A tiled shower cubicle, wash hand basin and WC make up the downstairs shower room. This is a great feature to have in a property of this size.

Sitting Room 14' 5" max x 14' plus bay ( 4.39m max x 4.27m plus bay )
Again with another high ceiling, this room is flooded with light from the large, double glazed, square bay window. The high ceiling is highlighted by the picture rail around the room.

Rear Hall
The rear hall provides stairs rising to the first floor with a large understairs cupboard. As well as a door to the garden, there is also a door to:

Additional Reception Room 16' 2" x 15' 11" ( 4.93m x 4.85m )
Whether this room is used as part of the main house, or indeed part of the annexe, it is a very good sized room and features a fantastic fireplace that is currently under going refurbishment. Natural light is provided via a double glazed window to the front aspect.

First Floor

Landing
This quirky landing shows a lot of the character of this property as well as serving the rooms of the first floor.

Bedroom Three 14' 5" x 7' 9" max ( 4.39m x 2.36m max )
Accessed through it's very own dressing room/study, this comfortable double bedroom has a window to the front which is double glazed.

Dressing Room / Study
This room serves the third bedroom as additional space. Ideal for a use as either a dressing room, play room or study.

Bedroom Four 11' max x 9' 5" max ( 3.35m max x 2.87m max )
The fourth bedroom has a double glazed window overlooking the rear garden and provides access to the loft space.

This generous bedroom is lit by a large double glazed window and has the benefit of being heated by two radiators.

Bedroom Five 8' 10" x 8' 6" ( 2.69m x 2.59m )
Although the smallest of the five bedrooms, this room could still accommodate a double bed. The room was previously used as a kitchen in the living quarters of the public house. This means that although there is currently a fitted kitchen in this room, with this removed the room could be used as a bedroom, or the plumbing could be used to convert the room to an ensuite for the master bedroom.

Bedroom One
This is a fantastic double bedroom with an wonderful fireplace along one wall. There is again a double glazed window to the front and as previously mentioned, the option to facilitate an ensuite.

Bathroom
The bathroom has fully tiled walls with a heated towel rail mounted. The suite comprises bath with shower and mixer taps over, low level WC and a pedestal wash hand basin. There is also a double glazed window to the rear.

Annexe

Kitchen 13' 10" x 9' 2" ( 4.22m x 2.79m )
The kitchen of the annexe offers wall and base units with work surfaces and a stainless steel sink/drainer unit. There is an electric oven and hob plus plumbing for a washing machine. The front door provides a separate entrance to the main house, while the rear door has a ramp to provide wheel chair access. There is also a door to the previously mentioned additional reception room if desired.

Bedroom
This room has double glazed patio doors to the rear garden and provides access to the loft space above. There is also a door to the ensuite shower room which currently under construction.

Outside

Rear Garden

Although still being worked on, the garden is intended to be of a Mediterranean theme, with a decked patio, flower beds and space for several potted plants. There is gated vehicle access at the rear providing secure parking for many cars.
