"DESCRIPTION This detached modern home offers stunning family sized accommodation located on the sought-after Filands development towards the rural outskirts of Malmesbury with easy access to countryside walks and yet also within walking distance to the town centre, Dyson HQ and schooling. Constructed in 2018 by Bloor Homes, the property is well-appointed throughout with the spacious accommodation extending in all to 1,642 sq.ft.

On the ground floor, a welcoming entrance hall has built-in storage and a WC. There are two reception rooms, the living of which is a generous 18ft whilst the study/playroom features a bay window. SITUATION Malmesbury is an ancient hilltop town situated on the southern edge of The Cotswolds. Traditionally a market town serving the rural area of North West Wiltshire, the town is reputed to be the oldest borough in England created by Charter in 880 AD by Alfred the Great. Today, the High Street has numerous independent shops, pubs and restaurants including a new Waitrose store and a regular weekly Farmer's market whilst the town has excellent choice of both primary and secondary schools and good recreational and leisure facilities. The M4 motorway (J17) to the south provides fast road access to the major employment centres of Bristol and Swindon together with London and the West Country. Main line rail services are available from Chippenham and Kemble (Paddington in about 75 minutes).

There are many local footpaths and bridleways and the area is well served for cultural and sporting interests. There are theatres in Bath, Bristol and Swindon, together with golf courses in Chippenham, Brinkworth, Castle Combe and Minchinhampton. Horse racing can be enjoyed at Bath, Newbury and Cheltenham, while numerous water sports are available at the Cotswold Water Park in South Cerney.
