"WELL PRESENTED link-detached home, tucked away in a quiet cul-de-sac with a private and enclosed WEST FACING rear garden. Lobby, large sitting/dining room, kitchen, inner hall, cloak/utility room. Ground floor bedroom, first floor bedroom and shower room. Tandem garage, driveway parking, attractive garden.

Location Crudwell lies three miles north of Malmesbury, close to the Wiltshire and Gloucestershire borders and is a popular village with a primary school, village hall, two hotels and two public houses. It is some seven miles south of Cirencester and there is a train station with access to London - Paddington, in the neighbouring village of Kemble. The Property Built in the 1970's, this two storey home has elevations of Bradstone beneath a tile covered roof. It was comprehensively refurbished some five years ago in a modern contemporary style and is still in excellent order throughout. It offers the flexibility for ground floor living if required as the cloak/utility room could be turned into an en suite facility for the adjacent bedroom. There is ample driveway parking and a mature and enclosed west facing rear garden which is very private. The Accommodation The front door leads into a tiled lobby with a further door to the large sitting/dining room. It has an open fireplace and is dual aspect with French doors to the garden. At the front is the east facing kitchen, with a good range of units and space for a dishwasher, cooker and large larder style fridge. Off the dining area a door leads to an inner hall with shelved cupboard, stairs to the first floor and the ground floor bedroom which overlooks the rear garden. The bedroom is well lit by a large dormer window and has ample space for wardrobes. At the rear is a large storage room. The adjacent shower room has been re-fitted with a white suite and has a tiled floor plus a door to the airing cupboard. Access hatch to the loft space. Outside At the front is a gravelled drive with parking for several cars with a beech hedge to the right. On the left is a picket fence and further gravelled area. Access to the rear garden is through the garage, and this is laid to lawn with a wide patio. It is west facing and enclosed by close boarded fences topped with trellis affording a high level of privacy. There are mature trees and shrubs. Tandem Garage 8.98m by 2.79m max (29'6' by 9'2' max) Double doors to front, oil fired boiler, internal door to house and door at rear to garden.
