"This delightful terraced house is situated in the popular village of Upper Seagry, the property consists of accommodation arranged over two floors, the first floor holds two reception rooms and a large entrance hall, upstairs there are three bedrooms whilst outside there are pretty communal gardens to the front and a enclosed courtyard garden to the rear; there is also the benefit of a single garage.

SITUATION Seagry is a delightful village situated approximately 4 miles south of the market town of Malmesbury. The village is split in two, Lower and Upper Seagry, with Upper Seagry benefiting from a public house and primary school, whilst a village shop/Post Office can be found in either of the neighbouring villages of Great Somerford, or Sutton Benger. The village is also conveniently located for access to the M4 Motorway (J17), which gives good access to the commercial centre of Bristol and Swindon. Mainline rail services are available a short drive away from Chippenham, (Paddington approximately 75 minutes). There are a wide range of private and independent schools in the area including Heywood School, Corsham, St Margarets School and St. Mary's School, Calne and The Grittleton School, near Chippenham. THE PROPERTY No 2 The Courtyard is a very pretty terraced house that is quite stunningly decorated inside and offers well proportioned accommodation arranged over two floors. From the courtyard entrance a small pedestrian gate enters onto the path leading towards the front door. The entrance hall holds the staircase ascending to the first floor that has a large cloakroom beneath. The kitchen is fully fitted and at the back left of the house is a very useful laundry room which has a back door leading out to the rear courtyard. The final two rooms down stairs consist of the dining room and wonderfully proportioned sitting room. Upon reaching the landing of the first floor access is sought to the three bedrooms of which one has an en-suite shower and finally the family bathroom. OUTSIDE To the rear of No2 there is a very pretty enclosed landscaped courtyard garden and access. A pedestrian gate leads out to the rear drive to the garage. The aspect is west facing so enjoys the summer sun when the weather permits. There is also a small private front garden that is enclosed by dwarf box hedging and has a small gate leading out to the communal front garden, almost entirely lawned with numerous trees giving a very pretty back drop. SERVICES Mains electricity and mains drainage. Oil central heating. Telephone lines subject to the usual transfer regulations. (No tests to the suitability of services have been carried out and intending purchasers should commission their own tests if required).
