A Grade II Listed family home in the heart of the prettyWiltshire village Colerne. No onward chain and any sensible offers will be considered.

7 Tutton Hill sits very centrally within the village, it isjust seconds walk from the amenities it has to offer including a number ofshops, post office, two pubs and a church to name just a few, Colerne alsoboasts a wonderful primary school. It is believed that the property itself dates back to 1788 whenit was a small one up, one down cottage. The current owners extended theproperty in 1990 to make it into a much larger family home. On arrival at thecottage you are greeted by an entrance porch which leads directly into thesitting room. Here there is a period fireplace which currently houses a woodburner style gas fireplace, but potentially this could be changed for an openfire or a wood burner. The stairs also lead off from the sitting room to thefirst floor. At the rear of the sitting room a door leads into thekitchen/dining room. In the kitchen there are fully fitted wall and base unitsincluding an oven, hob with extractor fan and a sink and drainer unit. There isplenty of space for a dining table and recently fitted wooden French doors leadout onto the garden. A rear lobby is found to the side of the kitchen with astable door onto the garden and access is provided from here to the utilityroom/cloakroom. Here is a W.C, Belfast sink, space and plumbing for a washingmachine/tumble dryer and the wall mounted gas central heating boiler is alsohoused here. On the first floor the stairs bring you directly onto the landingwhere a large airing cupboard can be found along with a further storagecupboard. The first of the three bedrooms is of single size which has built-inwardrobes, currently set up as an office. The second and master bedrooms areboth of double size and again benefit from built-in wardrobes. The masterbedroom has dual aspect windows overlooking the garden. To complete theaccommodation is the bathroom which comprises a white suite including a bath,wash basin and W.C along with a separate shower cubicle.

Externally the garden is to the side and rear of theproperty to the south side so makes the most of the sunny aspect. There is aflagstone patio area leading directly off from the house, steps naturally leadyou around the flower border up to one of the lawns and then around to the rearof the property where two sheds can be found as well as a stone builtoutbuilding. A second lawn area is toward the front of the garden where thereis also a pond and steps with a gate down to the lane. The garden is full ofmature shrubs and is surrounded by hedge borders.
