"DESCRIPTION Penns Lodge Farm is a handsome detached period home boasting 14.5 acres situated within an idyllic rural position on the edge of the village of Brinkworth and backing onto Somerford Woods providing easy access to walking and riding routes through the surrounding countryside. Dating back to 1840, the farmhouse has spacious well-proportioned rooms and high ceilings typical to the era offering excellent family sized accommodation spanning three floors and extending in all to 3,875 completed with an excellent wine cellar.

Arranged around a central entrance hall with original tessellated tiled flooring and oak staircase, the ground floor comprises principally of three reception rooms, all with traditional fireplaces, and a study. The country style kitchen is fitted with solid wood units, granite worktops, an oil-fired AGA and a range cooker and is open plan to a vaulted ceiling family room with dual-aspect French doors to the garden. SITUATION The property occupies a rural location at ‘Penns Lodge‘ between the village of Brinkworth and Braydon Wood some 7 miles east of Malmesbury and about 5 miles form Royal Wootton Bassett. Braydon Wood was once The Royal Forest of Braydon and is perfect for walking, riding and other outdoor activities. Brinkworth, reputably the longest village in England, is strong community with an excellent Primary School and village pub/restaurant. Malmesbury is an ancient market town whose High Street has numerous independent shops, pubs and restaurants, a new Waitrose store and a regular weekly Farmer‘s market whilst the town has excellent choice of both primary and secondary schools and good recreational and leisure facilities. Royal Wootton Basset similarly has a good range of shops and facilities. The M4 motorway (J16) is 6 miles away and provides fast road access to the major employment centres of Bristol and Swindon together with London and the West Country. Main line rail services are available from Swindon (Paddington in about 60 minutes).  

SERVICES & TENURE The property is Freehold subject to the following rights of way. The front drive is shared access for the four residents of Somerford Court who contribute to the general maintenance. A public footpath crosses diagonally over the large paddock whilst the neighbouring farm has vehicular right of way over a track between the orchard and small paddock.
