Location Cleverton is a small and sought after hamlet where properties rarely become available. It is conveniently located about 4 miles east of the Historic town of Malmesbury which caters for everyday requirements. Cirencester, some 15 miles north, is often referred to as the 'Capital of the Cotswolds'. Junction 16 of the M4 is less than 10 miles distant providing easy access to Bath, Bristol and the M5 to the west and Swindon, Newbury, Reading and London to the east. The Property This mid 18th Century barn was originally part of Manor Farm and was converted in the early 1990's. It has more recently been extended to the side and rear and occupies a delightful location on the edge the hamlet, surrounded by open countryside. The flexible accommodation allows for ground floor living if required and there is a stunning oak studio that could either provide an annex or home office etc a short distance from the barn. The landscaped grounds extend to about 1.5 acres and provide an extremely pleasant setting for this very individual property. The Accommodation The front door leads to an attractively stone tiled hall, with a utility room and cloakroom off. An opening leads through to a flagged inner hall with a door leading into the dining hall. This has exposed stonework, a wide window in the original barn opening and fitted bookshelves. The log burning stove provides heat to both this and the adjacent sitting room, which has south facing French doors into the garden and further built-in bookshelves. The large kitchen/breakfast room has an island unit, granite work tops, plenty of room for a table and access into the garden. The large ground floor bedroom has a part vaulted ceiling with exposed beam, one wall of wardrobes and shelving, French doors into the garden and a large en suite bathroom. All the ground floor rooms have quality oak flooring. On the first floor are two further double bedrooms, both dual aspect, and a second bathroom. The Studio 8.62m x 5.18m

The gardens have been professionally landscaped in part by Chelsea Gold medal winner Stephen Woodhams. They are arranged in a series of compartments comprising paved areas, lawns, an orchard, a croquet lawn, a screened sun bathing area, a boule pitch with an avenue of pleached trees adjacent, a vegetable garden with raised beds and an irrigation system, fruit bushes and compost areas.
