We are delighted to offer this lovely, spacious, Victorian style semi-detached family home on to the market. With three bedrooms, entrance hall, dining room, extended kitchen, lounge, bathroom, small storage cupboard, very large cellar with approx. 7ft headroom, and a semi-mature wildlife/wild flower garden. This property should be at the top of your viewing list!

A mixture of period and modern features throughout. Most rooms, including the hall and upstairs landing, have exposed wooden floorboards which give a nice sense of continuity when moving between rooms. All windows and exterior doors are UPVC double glazed, apart from the lounge and cellar. Internally, the accommodation is Magnolia throughout, so is a blank canvas. Period skirting boards and cornicing still intact and boasts high ceilings throughout.

On entering the property, you see the hallway with period floor tiles and beautiful period staircase on which the natural wood has been exposed including the banister and the stairs themselves. High ceiling with cornices intact. Large frosted window at the top of the stairs.

The large lounge has a high ceiling and also a wooden floor. Large and beautiful ornate ceiling rose and patterned ceiling plus cornices. Original painted wood bay window (not double glazed). Being very spacious. The current vendor uses a projector instead of a tv and projects onto the wall which gives a 12' wide screen. Also having a Period style gas fire (fake coal).

Equally large dining room but with upvc window, overlooking garden. Fits a 10 seater dining table with plenty of room to spare. More modern fake coal gas fire and exposed floorboards.

Kitchen is least up to date room in the house and is functional but needs modernising, but still quite large with lots of work area and cupboard storage. With original terracotta tiles to the floor. The kitchen leads to patio area and also a wild flower garden.

Large bathroom with white modern suite, bath and separate shower cubicle. With a lovely wooden floor that continues from bathroom across landing and into the small bedroom which the current vendor uses as a study.

Two very large bedrooms... both with original cast iron fireplaces. Both with carpet. Only two rooms in the property which have carpet (rest varnished wood or floor tiles). One overlooks the main road and has a fitted wardrobe, the other overlooks wildlife garden to the rear and having very high ceilings.

Very large cellar with two separate areas, approx 6' 6" head room so could be used for an additional bedroom or similar. With lovely old stone flags.

Loft (entrance in bathroom) also unconverted but could be turned into another room.

Garden small wildflower garden to front and large wild flower garden to rear, semi mature hawthorn tree pink flowers in spring, newly planted native hedging. shared green access lane beyond garden wall where wheelie bins are stored, protected by a locked gate.

Permits for two on street parking spaces available. Rear garden which could be partly converted to make a drive in parking space but the vendor has always preferred to keep the garden and park on the street.

The accommodation is two mins walk from Sun Lane swimming baths. Being five mins walk from Kirkgate train station, 15 mins walk from Westgate train station and Library/museum and wakefield college. Ten minutes walk from bus station,.five mins walk from shops, pubs in the town centre, as well as new shopping precinct and Sainsburys, Debenhams etc. Five minutes from post office and only five minutes from tesco express. Dentist, doctors and chemists all within a couple of minutes walk.
