"ONE OF A KIND BARN CONVERSION. Available for sale is this recently converted character barn in the quaint hamlet of Ryecroft. Set within over 9 acres of land including the detached stone barn conversion and several outbuildings, this house has fantastic views to all sides and impressive land within to be utilised including as a smallholding.

Ryecroft is a historic hamlet just to the west of Harden. Ryecroft was names after ‘rye’ and ‘croft’ which are both part of the malting process and dates back as far as the 1300’s. Harden which is adjoining Ryecroft is a semi-rural village to the west of Bingley. Encapsulating the beautiful ‘St Ives Estate’, Harden has a lovely rural feel to it, without being in the middle of no-where! This very sought after area has a fantastic mix of properties, ranging from 1800’s farmhouses to modern luxury developments; but still manages to retain the privacy and desirability that buyers flock to! The location is approximately 2 miles distant from Bingley town centre which offers a range of shops, amenities, bars, restaurants and well respected primary and secondary schools. Bingley is also well served by excellent road and rail links to other West and North Yorkshire business centres which include Skipton, Ilkley, Bradford and Leeds.

Second Reception Room/ Lounge – Above the master bedroom on the first floor is a second large reception room/ living room which has two large windows within and another modern wood burning stove.

Bedroom Three – The third bedroom is yet another double bedroom at the rear/ side of the house.

Bathroom - The first floor bathroom is a fully tiled three-piece suite comprising of a walk in shower, toilet and hand basin.

Cow Shed – Externally accessed off the driveway, next to the house is a very impressive cow shed/ barn. There is power and light in this building as well as treatment for the bore hole water supply which is solely for this property. We are advised that it is likely planning would be approved to convert this building but it is not being sold with planning or as a development.

Externally – This fantastic house is set within over 9 acres of land; it is actually a small-holding with an official holding number. There is an old stone barn behind the cow shed and there are two greenhouses. Due to the amount of land surrounding the property there are panoramic views all around."
