"Shardeloes was built in the 1930 s in the Arts & Crafts style and has one of the best locations on this private estate with far reaching views over Ham Manor Golf Course.

The interior has great character with extensive use of handsome oak joinery throughout. The impressive reception hall has a beautiful oak staircase with handrail and barley twist spindles, lit by a high gothic style window and rising to a gallery above. The drawing room and garden room are both south west facing with oak framed pocket doors allowing the two rooms to be combined for entertaining. The garden room has direct access onto a broad south west facing terrace with elevated views over the golf course.

The western side of the house has a welcoming, open plan style with a snug sitting room opening directly onto a well proportioned dining area with lantern light, views over the golf course and access to a south west facing conservatory. This has power operated skylights and access to the garden. The kitchen has been specially designed and hand built by Fordbrook with solid cat s paw oak cupboards providing extensive storage, marble worksurfaces and returns. Appliances include two Neff ovens, a five burner gas hob with Rangemaster hood, recycling bins and integrated dishwasher. A well proportioned study is ideal for those wishing to work from home. There are also two utility rooms keeping the white goods away from the main living areas and providing excellent storage and dog washing facilities.

On the first floor an elegant galleried landing is lit by the full height gothic window over the staircase. There are both principal and guest suites approached by different landings together with two further bedrooms served by a well appointed family bathroom. A smaller fifth bedroom is currently used as a dressing room or could provide a second study if required.

Outside
Shardeloes is set well back, screened by mature hedging and gardens. An in and out driveway has ample casual parking and provides access to a detached double garage with remote control up and over doors providing secure parking and storage. The well established gardens are predominantly south west facing with far reaching views over Ham Manor Golf Course. Access from the garden room leads to a broad terrace making the most of its elevated views and having steps down to the lawned gardens below. Mature trees and well established borders provide colour and interest but the gardens are designed to be easily maintained. A gate in the southern boundary provides direct pedestrian access to the neighbouring golf course.

Location
The Thatchway is one of the most exclusive roads in Angmering village and is barely a 1 2 mile stroll to the village centre. Property rarely becomes available in this location. The village centre has a good and comprehensive range of local shops and facilities including pharmacy, post office and general store, with doctors surgery and schools all within walking distance. There are two local pubs nearby as is Ham Manor Golf Course. Just to the north of the village is access to the A27 providing fast trunk road travel to Brighton in the east and Chichester in the west, and there are mainline railway stations at Angmering and Arundel serving London Victoria. The popular beaches at East Preston and Kingston Gorse will be found to the south and there are miles of open walking and riding countryside in the South Downs National Park.
