"Situated directly on Lancing Beach, Seascape is a newly built contemporary timber clad beach house, with large glass doors on each of the three floors designed to maximise light and the stunning, uninterrupted sea views. As well as views of the beautiful beach directly in front of the property, there are unobstructed views of the coastline, Brighton and Eastbourne to the east and Worthing to the West. There are balconies on the upper two floors, decked in natural hardwood (yellow balau) with glass balustrades. The interior is finished to a high standard, with a clean modern feel, however the use of natural materials throughout ensures that the space is warm and comfortable. The space currently comprises of the following: Upper floor: 3 double bedrooms all with sea views - the master bedroom has approx 4.65m of glazed doors which leads on to the balcony; family bathroom and walk in shower with WC; separate WC. Mid-floor: Lounge with approx 4.65m of glazed doors which leads onto the balcony; WC; cloakroom; office. Lower-ground floor: Open plan kitchen / dining area with approx 5.55m of glazed folding sliding doors out onto the decked garden (which can be completely opened up to allow a seamless inside/outside feel); utility room; WC; office; wet room; garden room that has its own French doors out onto the garden; storage room; a decked garden with inbuilt seating and a fire bowl - with steps leading directly onto the beach. There is a bespoke, open tread staircase in the property made with steel stringers and Siberian birch sandwiched between sapele treads with glass balustrades. There is underfloor heating throughout the premises. There is also an inbuilt central vacuum cleaner in the house. The exterior is clad with Siberian Larch, giving a natural look without any requirement for maintenance. Windows are Norwegian (Nordan) to a high specification and the sliding and folding doors are German by ID-Systems. The roof is clad in zinc and has two solar panels inbuilt. The panels are connected to the hot water system. There is a monitored burglar alarm installed in the premises. The property was built four years ago by the current owners and is still under NHBC warranty (six years remaining). It was ?highly commended? in the Bi-annual Design and Sustainability Awards (2007), run by West Sussex County Council. The house has featured in 'Coast' magazine and was the subject of an hour long programme on Five.TV - 'Build a new life in the country'. The kitchen has also been featured in '25 beautiful kitchens' magazine. The property is approximately half a mile from Lancing train station where regular direct trains run to London Victoria (1h 20 mins) and Brighton (18 mins). Chichester is 25 mins to the West by train. There is easy access onto the A27 /A24 and the South Downs just over a mile from the property. The premises has its own off-street parking.
